Leisure Town is an established 55+ active adult community in Vacaville, California, sitting halfway between San Francisco and Sacramento along the I-80 corridor. Built in phases since 1964, the community contains approximately 1,150 single-family resale homes housing around 1,800 residents, making it one of the largest and longest-running senior communities in Northern California. Homes range from roughly 728 to 2,200 square feet with one to four bedrooms and attached one or two-car garages. Styles vary across the community's many phases — ranch-style bungalows from the 1960s and '70s, mid-century single-stories, and some two-story homes with Tudor, Craftsman, and Mediterranean touches built later. Many homes back to greenbelts or to the former Green Tree golf course, which has been converted to open space. Most homes have mature landscaping, front porches, and patios — the neighborhood genuinely looks more like a park than a subdivision. The heart of the community is Leisure Town Center, a sprawling clubhouse complex with two outdoor pools, a jacuzzi spa, a recently renovated state-of-the-art fitness center, a billiards room with two pool tables, card rooms, arts and crafts rooms, a dedicated sewing studio, a library, a performance/movie theater with a stage for live shows, and multiple multi-purpose rooms. Outside, residents enjoy bocce ball courts, lawn bowling, horseshoe pits, and a 52-plot community garden available to residents for a small water fee. Walking and biking trails meander through greenbelts across the community, and there's a dedicated RV and boat storage lot for residents pursuing those hobbies. The social life runs on a full calendar managed by an on-site Community Association Supervisor. Clubs and interest groups include Bingo, Bridge, Bunko, Pinochle, Bocce Club, Ceramics, Craft Club, Gardening, Horseshoes, Water Aerobics, the Travel Club, a Men's Club, Ladies Lunch, and music groups. The Town Hall stage regularly hosts locally produced shows, concerts, and events, and the Welcome Committee connects new residents. The HOA fee is remarkably low for California — just $65/month — which covers common grounds, amenities, and general grounds maintenance (homeowners maintain their own yards). Leisure Town is a deed-restricted 55+ community, though a small adjacent section of the neighborhood has no age restriction. All residents must be at least 55, with standard exceptions for a qualified permanent resident per the CC&Rs. Location is a major draw. The community sits just off I-80 with the Vacaville Premium Outlets and Nut Tree Plaza within two miles, Walmart, Target, Sam's Club, and Safeway all nearby, and NorthBay VacaValley Hospital right in the neighborhood. Sacramento is about 35 miles east and San Francisco roughly 55 miles west, with Napa wine country and Lake Berryessa each within a short drive and Lake Tahoe reachable for weekend trips. Vacaville City Coach provides public transit service into the community. The Northern California setting — rolling hills, oak-studded landscape, warm dry summers, mild winters — has made Leisure Town a quietly popular retirement option for Bay Area residents looking to stay close to family while trading Bay Area housing costs for something far more affordable.
