Four Seasons at Beaumont is a gated 55+ resort community tucked into the San Gorgonio Pass of Riverside County, California, at an elevation of roughly 2,400 feet between the San Gorgonio and San Jacinto Mountains. The elevation is part of the appeal — residents get sweeping mountain views, about 300 days of sunshine a year, and summer temperatures roughly 15 degrees cooler than nearby Palm Springs. Built by K. Hovnanian between 2005 and 2019, the community is fully built out at 1,923 single-family and attached duplex homes and is now a resale-only market. Homes span nine architectural collections spread across roughly 30 different floor plans. The earliest collections — Springdale, Monarch, Arbors, Heritage, Laurel, and Landmark — were built from 2005 to 2011. In July 2011, K. Hovnanian introduced three newer collections: the Colonnade (Haven, Manor, Retreat, Sanctuary models from 1,404–1,706 sq ft), the Keystone (Cornerstone, Hearthstone, Ridgestone, Rockwood, Sunridge models from 1,884–2,357 sq ft), and the Medallion Collection. Overall homes range from 1,183 to 2,775 square feet with two to four bedrooms, two to three bathrooms, and two- to three-car garages. A handful of attached condos in the 1,300–1,400 sq ft range round out the lower end of the price spectrum. Lifestyle is anchored by two separate recreation centers. The Lodge, the 25,000-square-foot centerpiece clubhouse, houses hobby and craft studios, a theater, a library, a grand ballroom, a card room, a computer lab, and The Bistro — a full-service restaurant reserved for residents and their guests. Adjacent to The Lodge is the Beaumont Spa, which contains the fitness center with cardio and weight equipment, an aerobics/yoga/pilates studio, a heated spa, billiards, and a full-service salon. The second clubhouse, The Summit, adds additional gathering and activity space on the other side of the community. A 10-acre outdoor sports complex holds an outdoor pool with patio and barbecue area, plus tennis, pickleball, bocce ball, and basketball courts. An indoor resistance pool supplements the outdoor pool for year-round swimming. Social life is robust — several dozen clubs and interest groups cover card games, dance, sports, fitness classes, bridge, poker, yoga, knitting, art, and book club, among many others. The community sits on roughly 500 acres with extensive greenbelts, walking trails, flower gardens, and natural water features. The HOA is managed by FirstService Residential and has a flat monthly fee of $416 that covers common-area maintenance, landscaping, and management — notably, there are no Mello-Roos/CFD taxes on many sections of the community, a frequent selling point in listings. The location is strategic: Four Seasons sits just off Interstate 10, directly behind a major commercial cluster with Walmart, Home Depot, Best Buy, and restaurants within golf-cart or short-drive distance. Palm Springs and its shopping, dining, and spas are about 25–30 miles east, and the San Bernardino National Forest is close by for hiking, camping, and fishing. Los Angeles, Orange County, and Palm Springs are each under an hour's drive, giving residents easy access to beaches, deserts, and mountains without living in the middle of any of them.
