Del Webb at Traditions is a 452-home, gated 55+ active adult community in Wake Forest, North Carolina, developed by Pulte/Del Webb on 165 acres within the larger master-planned Traditions neighborhood just north of Raleigh. Ground broke in 2017 and the community built out in 2022, leaving a fully mature, established neighborhood rather than an active construction zone — no new-build inventory remains, and homes sell exclusively as resales. Homes are single-family ranch designs built for one-level living, originally offered in nine floor plans ranging from roughly 1,656 to over 3,500 square feet, with two to four bedrooms, two to four-and-a-half baths, and attached two-car garages. Every plan features a master-on-main suite, a flex room, and low-maintenance exteriors. Recent resales trade in the mid-$500Ks through the upper $700Ks, with a few larger plans pushing past $800K and a median sale price around $680K. The heart of the community is Regency Manor, an 18,000-square-foot clubhouse that serves as the social hub. Inside, residents find a full fitness center, indoor pool, aerobics and dance studio, demonstration/catering kitchen, coffee bar, arts and crafts studio, card room, billiards room, and multiple gathering spaces. Outside, the amenity campus includes an outdoor pool, pickleball courts, tennis courts, bocce courts, a community garden, and walking paths that connect through the community's parks and natural spaces. A full-time on-site Lifestyle/Activities Director runs a packed calendar of clubs, classes, and events — residents enjoy aerobics, yoga, water aerobics, book club, travel club, card tournaments, gardening, biking, a Flying Solo singles club, billiards leagues, pickleball, bocce, and more. The HOA fee of roughly $252/month covers lawn care for the homes, common-area maintenance, and full use of the clubhouse and amenities, keeping the lifestyle genuinely low-maintenance. The community is gate-guarded and there is no CDD. Location is a major draw. Del Webb at Traditions sits just minutes from downtown Wake Forest's restaurants, breweries, and boutique shops, and is walkable to Wake Forest Reservoir Park and the surrounding greenway system. Downtown Raleigh is roughly 30–35 minutes south via US-1 and I-540, Raleigh-Durham International Airport is about 40 minutes, and Durham is also about 40 minutes. Falls Lake State Recreation Area is nearby for boating and fishing, and the broader Triangle offers world-class medical care (Duke, UNC, WakeMed), three major research universities, museums, and pro sports including the Carolina Hurricanes.
