Solera at Oak Valley Greens is a Del Webb-built, guard-gated 55+ community of 1,290 single-family homes in Beaumont, California, set at 2,600 feet of elevation in the San Gorgonio Pass between Los Angeles and Palm Springs. The higher elevation delivers summers roughly 15 degrees cooler than the desert communities to the east, and the location — perched between the San Gorgonio and San Jacinto Mountains, just north of I-10 — offers genuine four-season scenery while staying within driving distance of Orange County, San Diego, and Los Angeles. The community was developed by Del Webb and Pulte between 2003 and 2006 and sold out in roughly three years. Only three floor plans were built, all single-story, all two-bedroom with a den and two-car garage: the 1,392 sq ft Princess, the 1,687 sq ft Trillion, and the 2,127 sq ft Emerald. Homes feature 10-foot ceilings, Corian countertops, cast iron sinks, and oak cabinetry as common original finishes, and many have been updated by owners over the last decade. Since 2006 the entire market has been resale, with an ever-changing inventory of pre-owned homes. Some lots enjoy mountain views; others back directly onto the golf course. The social center is the 18,000 sq ft Oakmont Clubhouse (also referred to as Oakmont Lodge). Inside are a state-of-the-art fitness center, indoor walking track, aerobics and dance studio running yoga, pilates, and low-impact classes, arts and crafts studios, woodworking shop, library, billiards room, card rooms, and gathering spaces for community events. Outside are a heated pool and spa, tennis courts, pickleball courts, bocce ball courts, and BBQ areas. Miles of walking and biking trails wind through the neighborhood. Dozens of clubs and interest groups cover everything from crafts to sports to trips and excursions organized by the HOA. Golf is a defining feature. Solera sits adjacent to Oak Valley Greens Golf Course, a 7,003-yard par-72 championship layout that winds through the community and delivers sweeping mountain views. Over 200 additional courses are scattered across the Inland Empire and Coachella Valley for residents who want variety. The HOA fee is a flat $181 per month and includes 24-hour guard-gated security, private streets, on-site management, common area maintenance, and basic Spectrum cable TV plus internet — an unusually comprehensive inclusion at this price point. A Mello-Roos special assessment adds approximately 0.9% to annual property taxes, and resale transfers carry a $250 transfer fee. Day-to-day life is supported by everything within a 5-mile radius: Walmart, Stater Bros, Food 4 Less, and ALDI for groceries; a full range of restaurants including Domienico's Italian Kitchen, Grand Oak Steakhouse, and Patsy's Country Kitchen; and strong medical access through San Gorgonio Memorial Hospital, Beaver Medical Group, Loma Linda Cancer Center, and Kaiser Permanente. For outdoor recreation, San Bernardino National Forest and the 11,000-foot San Gorgonio peaks are minutes away for hiking, mountain biking, and nature watching.
