Homes are primarily 2-bedroom, 2-bath single-story layouts in the 1,100-1,500 sq ft range on small lots, sold only on a resale basis (no new construction). A couple of things worth knowing: backyards are small, Hemet summers are hot and dry, and the HOA fee does NOT cover exterior home maintenance — it covers the golf course, pool, clubhouse, and common grounds only. Water, sewer, and trash are billed separately through the City of Hemet. But for buyers who want a self-governed, genuinely affordable 55+ community with a private golf course, an active clubhouse scene, and easy access to both LA and San Diego, Panorama Village is hard to beat on value.
