Panorama Village is an established, self-governed 55+ community of 501 single-family homes tucked into the heart of Hemet, California at an elevation of about 1,600 feet, ringed by high mountain vistas in the Inland Empire. Built between 1962 and 1968 by developers Walter and Calland, it's one of the oldest active adult neighborhoods in the region — and one of the most affordable in Southern California, with an average sale price around $287K-$296K and monthly HOA fees in the $84-$90 range, which is extraordinary for a community that owns its own golf course. The community is run by its residents, not an outside management company, and has invested in forward-thinking improvements like solar power and irrigation wells to keep costs down. All utilities are underground, which gives the streets a clean, uncluttered look, and many homes back directly onto the fairways of the community's professionally designed nine-hole executive golf course. The course was built in 1965, designed by Harry Rainville, plays to a par of 27 over 929 yards, and is owned outright by the homeowners — residents play as often as they want as part of their HOA fee, which is almost unheard of at this price point. A couple of things worth knowing: backyards are small, Hemet summers are hot and dry, and the HOA fee does NOT cover exterior home maintenance — it covers the golf course, pool, clubhouse, and common grounds only. Water, sewer, and trash are billed separately through the City of Hemet. But for buyers who want a self-governed, genuinely affordable 55+ community with a private golf course, an active clubhouse scene, and easy access to both LA and San Diego, Panorama Village is hard to beat on value.
