Four Seasons at The Promenade is an upscale, gated 55+ active adult community of 208 homes tucked into Warren Township in Somerset County, New Jersey. K. Hovnanian broke ground in 2007 and completed the community in 2014, delivering a mix of single-family ranch and two-story homes alongside 38 attached townhomes. Single-family residences typically run from roughly 2,500 to over 3,200 square feet with two to three bedrooms, two-car garages, full basements, vaulted ceilings, gourmet kitchens, first-floor master suites, and open floor plans. Popular models include the Carrington ranch. Townhomes mirror the same quality finishes and also feature first-floor primary suites, private decks or patios, and generous storage. The heart of community life is a recently renovated 7,300-square-foot clubhouse. Inside you'll find a state-of-the-art fitness center with cardio and strength equipment, a card room, a billiards room, an arts and crafts room, a game room, a lounge with a fireplace, and full locker rooms with showers that open directly onto the heated outdoor gunite pool. Outside the clubhouse there's an outdoor patio with a fireplace for gatherings, bocce ball courts, and miles of paved walking, jogging, and biking paths that wind through the neighborhood past scenic ponds, a waterfall, and seven dedicated community garden plots. A full-time activities director keeps the social calendar packed. Active clubs and programs include bridge, mah jongg, book club, bowling, afternoon teas, bocce, billiards, gardening, exercise classes, and neighborhood barbecues and seasonal events. The community is professionally managed by FirstService Residential (partnership began May 2024), with staffed front gates open 7:00am-8:00pm and automatic gate access for residents after hours. Location is a major draw. Warren Township sits in the rolling hills of Somerset County with easy reach of both I-78 and I-287. Residents are a short drive from Bridgewater Commons and The Mall at Short Hills for shopping, and the USGA Golf Museum, Washington Rock State Park, and Jacobus Vanderveer House are all nearby. Newark Liberty International Airport is under 30 minutes away, and Manhattan is roughly an hour by car or train via nearby NJ Transit stations — making this one of the few premium 55+ communities in the state with true metropolitan access.
