Whittaker's Mill is a 228-home master-planned community spread across 77 acres in York County, Virginia, just off Penniman and Winchester roads near the intersection of Route 199 and Interstate 64. Developed by Ryan Homes starting in 2018 and designed by Brandon Currence Architects (the same firm behind Port Warwick and Church Square), Whittaker's Mill blends the walkable, town-square feel of an urban village with the quiet of a wooded Williamsburg setting. The development consists of 114 single-family homes and 114 townhouses, organized around a central 1.7-acre 'town square' recreation space and a 3,000-square-foot clubhouse. Townhomes sit toward the front of the community in tight streetscapes oriented around the open square, while traditional single-family lots and larger estate-sized lots with wooded ravine views occupy the back of the property, which borders a 65-acre Civil War battlefield stewarded by the Williamsburg Land Conservancy — a permanent green buffer that protects the community from encroaching development. Homes feature craftsman-style architecture with stone and brick accents, and Whittaker's Mill is one of the few new-home communities in the Williamsburg area to offer the option of a basement. The townhomes were originally marketed as age-targeted (active adult) with main-level owner's suites, though the community as a whole is not deed-restricted 55+ — the single-family section has always been marketed to buyers of all ages, and families with children live throughout the community. The clubhouse includes a fitness room, kitchenette, and community activity room, plus an outdoor pool and patio. Residents also enjoy community garden plots, four park areas, bike and walking trails, sidewalks throughout, and a large passive park to the east that buffers adjacent commercial property. The HOA, managed by Abbitt Management, handles common-area maintenance, water, sewer, and trash. Over 160 families moved in during the early phases, and both the townhome and single-family sections have essentially sold out of new construction, with resale activity now driving most market turnover. Location-wise, residents are a quick drive to Colonial Williamsburg and Merchants Square, minutes from Water Country USA and Busch Gardens, close to the Marquis Shopping Center (with Target, Harris Teeter, and other retail), and within easy reach of Riverside Doctors' Hospital and Sentara Regional Williamsburg Medical Center. Richmond is about 50 minutes away, and Richmond International Airport is a similar drive for air travel. Children in the community attend Magruder Elementary, Queens Lake Middle, and Bruton High School in the York County school system.
