New Town is a 365-acre mixed-use New Urbanism master-planned community in the heart of Williamsburg, Virginia, designed so homes, offices, retail, restaurants, and entertainment all sit within easy walking distance of one another. Construction began in 2005 and the community continues to grow, with the Shirley Park neighborhood still building new townhomes and single-family homes and Belmont Park recently underway. Roughly 250 residences are spread across ten distinct neighborhoods laid out on a traditional street grid — Charlotte Park, Shirley Park/Shirley Village, Abbey Commons, Chelsea Green, Savannah Square, Federal Towns, Park's Edge, Townhomes on the Green, Village Walk, Roper Park, and the Foundation Square and Bennington on the Park condominiums above Center Street and Green Leafe Cafe. Housing is genuinely varied. Single-family homes in Charlotte Park and Shirley Village evoke coastal Low-country architecture — deep front porches, steep roofs, dormers, hardwood floors, high ceilings — and run roughly 1,900 to 3,090 square feet with three to five bedrooms. The attached homes across eight neighborhoods range from about 928 to 3,629 square feet, including tri-level townhomes in Park's Edge and new-construction plans like the Camellia and Azalea in Shirley Park. Condos range from 600 to 1,694 square feet with one or two bedrooms, many positioned directly above Main Street's shops and restaurants. The lifestyle draw is walkability. More than 300,000 square feet of shops, restaurants, and entertainment sit inside the community itself — an open-air town center with a movie theater, post office, banks, spas, medical offices, Trader Joe's nearby, Center Street dining, and a full calendar of community events like the New Town Tunes outdoor concert series. The New Town Residential Association maintains lawns, common areas, trails, and the Olympic-size outdoor pool; for condo and attached owners, exterior maintenance and trash are included as well. Walking and biking trails wind past scenic lakes and parks connecting every neighborhood to the town center, so residents genuinely can live here without relying on a car for daily needs. New Town is not deed-restricted to 55+, but it draws a meaningful share of retirement-age buyers who want low-maintenance living, walkable urbanism, and proximity to Williamsburg's historic and cultural attractions. The community sits about three miles west of Colonial Williamsburg, adjacent to the College of William & Mary, roughly 30 minutes from Newport News and an hour from Richmond, with multiple hospitals (Sentara Williamsburg Regional, Riverside, Bon Secours Mary Immaculate) and the Chesapeake Bay beaches all within easy reach.
