The Settlement at Powhatan Creek is a gated, age-qualified 55+ community set on 225 wooded acres in James City County, just minutes from Colonial Williamsburg, New Town, and the Monticello corridor. Developed beginning in 2007-2008 and largely built out by 2017, the community was originally approved for 400 homes and currently holds around 260 detached single-family homes, cottage homes, and attached townhomes — with a long-awaited Phase 4 now under development that will add new-construction townhomes from Ryan Homes on a 26-acre parcel acquired by Windswept Development (the land arm of Main Street Homes). The early phases were built by two local builders, Wayne Harbin Builder and Marque Homes (Roger McLellon), with NVR/Ryan Homes taking over around 2011 and completing the original buildout. Every home features first-floor owner's suites, attached garages, and low-maintenance exteriors, with floor plans ranging from roughly 1,600 to 2,500+ square feet and two to four bedrooms.
