The Settlement at Powhatan Creek is a gated, age-qualified 55+ community set on 225 wooded acres in James City County, just minutes from Colonial Williamsburg, New Town, and the Monticello corridor. Developed beginning in 2007-2008 and largely built out by 2017, the community was originally approved for 400 homes and currently holds around 260 detached single-family homes, cottage homes, and attached townhomes — with a long-awaited Phase 4 now under development that will add new-construction townhomes from Ryan Homes on a 26-acre parcel acquired by Windswept Development (the land arm of Main Street Homes).
