Colonial Heritage is an award-winning 55+ gated community in historic Williamsburg, Virginia, set on roughly 1,500 acres between the James and York Rivers and just minutes from I-64, Colonial Williamsburg, and Busch Gardens. Developed and still being built out by Lennar, the community is planned for 1,800 single-family and attached homes across several collections — Cottages (up to ~1,936 sq ft), Villas, Williamsburg Collection single-level designs, the Yorktown Collection, and larger Plantation and Manor homes ranging into the 2,800+ sq ft range. New construction pricing currently starts in the high $300s for villas and moves into the $500s-$700s for larger single-family plans, with resales spanning the same range. The heart of the community is the 25,000-square-foot Heritage Club, a true resort-style clubhouse with a grand ballroom, fine and casual dining, a lounge, library with computer stations, card and billiard rooms, a woodworking shop, and arts and crafts studios. Adjacent to it sits a 7,500-square-foot athletic center with a full fitness floor, aerobics and dance studio, and both indoor and outdoor pools — the indoor pool notably offers a lane reservation service popular with lap swimmers. Outdoor amenities include four hard tennis courts, pickleball and bocce ball courts, and miles of walking and biking trails winding through the wooded property. Golf is a signature feature. The semi-private, Arthur Hills-designed 18-hole championship course threads through the neighborhoods and includes a driving range, practice putting green, and pro shop. Golf memberships are optional — residents can use the rest of the club's facilities without joining — and the course is managed separately from the HOA by Up To Par Management. Social life is anchored by a full-time lifestyle director and 60+ resident clubs and interest groups covering everything from bridge, bocce, and billiards to a bicycle club, book club, art group, car club, and even a beginner harmonica class. The 24-hour manned gatehouse, mature landscaping, and nature-preserve feel — deer, rabbits, and raptors are regular sightings — give the community a calm, established character that residents frequently cite as the reason they chose it. Recognition has followed, including a Where to Retire "50 Best Master-Planned Communities" listing and Southern Living's "Top 50 Fabulous Communities of the South." The Williamsburg location pairs small-town charm with real infrastructure: Sentara Williamsburg Regional Medical Center is minutes away, grocery options include Food Lion, The Fresh Market, ALDI, Harris Teeter, and Target, and Williamsburg Premium Outlets, Merchants Square, and New Town provide shopping and dining. Richmond is under an hour west, Virginia Beach about 60 miles east, and Washington, D.C. roughly 150 miles north.
