Vineyards at Blue Point is a 280-unit gated 55+ condominium community on Long Island's South Shore, developed by Ornstein Leyton Company on a 35.65-acre parcel that was formerly a movie theater site. Construction began in 2016 and the community is now essentially built out and sold out, with homes clustered into 32 multi-unit buildings along Halley Drive, Avery Way, and Isabella Lane just off Sunrise Highway in Blue Point (Suffolk County). The homes split between four condominium floor plans (1,553–1,928 sq ft, two bedrooms, two baths, one-car attached garage) and two townhome floor plans (roughly 2,020–2,290+ sq ft, two bedrooms plus den, 2.5 baths, one-car attached garage). Some units offer full finished basements with egress windows, giving owners space for a third bath, guest suite, or home theater. Upper-level condos have private elevators. Standard features run upscale for the region — nine-foot ceilings, cathedral and vaulted ceilings, gourmet kitchens with granite counters and stainless appliances, first-floor primary suites with walk-in closets, natural gas heat, central air, ENERGY STAR appliances and windows, and paver patios. A mix of two- and three-story townhome-style buildings gives the community a layered, village-like look rather than a uniform subdivision feel. Social life revolves around the 7,500-square-foot Vineyards Club, the community's signature amenity. Inside are a great room with fireplace, a dedicated wine tasting room (a nod to the community's name), a club room and bar, a billiards room, a card room, a fitness center, an aerobics and yoga studio, and a catering kitchen. Outside the clubhouse, residents have a heated outdoor pool and patio, a fire pit, grill/BBQ area, bocce courts, walking and biking trails, and a playground for visiting grandchildren. A full-time activities director keeps the calendar full with yoga, aerobics, card groups, billiards leagues, bocce matches, wine tastings, BBQs, and holiday parties — consistent with the refined, wine-country-inspired theme the name suggests. The HOA is a flat $575 per month and is unusually comprehensive for a 55+ condo community — it covers common areas and amenities, exterior maintenance, grounds care, pool service, sewer, snow removal, trash, and water, delivering a genuinely low-maintenance lock-and-leave lifestyle. Property taxes on individual units tend to run in the $9,000–$10,000 range, typical for Suffolk County. Location is a major selling point. The community sits directly on the South Service Road of Sunrise Highway, with the Long Island Expressway and NY-454 (Veterans Memorial Highway) close by. Long Island MacArthur Airport is about eight minutes away, Brookhaven Memorial Hospital is under ten minutes, and Patchogue Village — with its LIRR station, restaurant scene, and Sun-Vet Mall shopping — is a few minutes east. Fire Island beaches, Great South Bay, Timber Point Golf Course, and multiple Suffolk County parks and nature preserves are all within easy reach, and Manhattan is roughly 55 miles (about a 1.5-hour train ride) west. For buyers who want to stay on Long Island near family, keep access to NYC, and trade a single-family home for a luxury gated condo lifestyle, Vineyards at Blue Point is one of the most desirable 55+ options on the South Shore.
