Heritage Hills of Westchester is a sprawling 2,600-home condominium community spread across 1,100 rolling, wooded acres in Somers, New York — about 60 miles north of Manhattan in northern Westchester County. Originally developed in 1974 as an age-targeted community (at least one resident over 40, no children under 16), the formal age restrictions were dropped in 1987, and today Heritage Hills is a true mixed-generation community that still attracts a heavy retiree and empty-nester population thanks to its amenity-rich, low-maintenance lifestyle. The community is divided into East Hill and West Hill sections by Route 100, and is further organized into roughly 28–30 separate condominium groups, each with its own elected Board of Managers governing its buildings, grounds, and common areas. Overarching community facilities — the Activities Center, main roads, and recreation areas — are managed by the Heritage Hills Society, an elected resident board. Because each condo group sets its own assessment, monthly HOA fees vary meaningfully across the community (roughly $340 to $800/month), covering landscaping, building exteriors, snow and trash removal, sewer, the society fee, and common grounds. There are more than 50 floor plan models, built in phases from the mid-1970s through 2006. Homes range from roughly 955 to 2,100 square feet with one to three bedrooms, one to two-and-a-half baths, and everything from assigned carports to attached two-car garages. Most are one-level ranch townhomes, but the mix also includes split-levels, two-story units, and detached single-family-style homes, many with fireplaces, golf course views, and private decks or patios. Homes are arranged in small, manicured clusters on quiet cul-de-sacs, and close to 40% of the 1,100 acres is preserved as green space, ponds, and wooded buffers. Recreation is genuinely extensive. The main Activities Center houses art studios, a fully equipped woodworking shop, jewelry and pottery studios, a private library, a performance theater used by the on-site Drama Club, card and billiards rooms, and a state-of-the-art fitness center with whirlpool, sauna, and lockers. The adjoining main pool area adds paddle tennis and tennis courts, and three satellite recreation areas scattered across the property each include their own pool, tennis court, and cabana — five heated pools in total. Residents also enjoy seven tennis courts, pickleball, bocce courts, hiking trails, and gardening areas. On-site, Somers National Golf Club (formerly Somers Pointe) offers an 18-hole championship course plus a 9-hole course, a driving range, pro shop, and a restaurant open to residents and members. Golf membership is separate from the HOA. Dozens of resident-run clubs cover everything from ballroom dancing and bridge to book groups, chess, Italian culture (Ciao Italia), card making, and health-screening programs — and residents are encouraged to start new clubs if their interest isn't already represented. A 24-hour trained security staff with EMT personnel patrols the community, and a private shuttle runs to the Croton Falls Metro-North station (about an hour into Grand Central) and nearby shopping. Just outside the gate on Route 202/Somers Road, residents find a CVS, UPS Store, medical offices, Putnam Square Shopping Center, and Somers Commons with grocery, restaurants, and banking. I-684 access is immediate, making trips into White Plains, Connecticut, and NYC straightforward. It's a rare combination in the Northeast — resort-style amenities, walkable-in-community living, low-maintenance condos, and true suburban-to-Manhattan connectivity.
