Villa Portofino is a luxury 55+ active adult gated community nestled in the heart of Palm Desert, California, in the center of the Coachella Valley. Spread across 50 acres off Country Club Drive and Portola, the community is being built out to 460 total homes and has been under development since 2005. It exudes unmistakable Italian-inspired charm — tranquil waterways, graceful arches, stone columns, ironwork-laced windows, and paved stone streets winding among landscaped walking trails, all framed by stunning views of the Santa Rosa and San Jacinto Mountains. The community offers an unusually diverse mix of housing for an age-restricted property: condos, carriage houses, and detached single-family homes. One- to three-bedroom residences range from roughly 960 sq ft up to around 2,340 sq ft, with eleven floor plans including the popular Cortona I & II, Siena, and Milano models. Family Development took ownership of the community in 2011, and Crestwood Homes/Crestwood Communities is currently selling the final phase of new construction — new homes built as recently as 2023 are still coming to market, many with owned or leased solar. Condos have covered assigned parking; carriage houses and single-family homes include enclosed garages. The social heart of Villa Portofino is its 30,000-square-foot grand clubhouse — one of the most amenity-rich in any 55+ community in the Coachella Valley. Inside: a 100-seat private movie theater, a full-service Bistro restaurant and sports bar with two dining areas, a cantina, a fully equipped fitness center with classes ranging from water aerobics to Zumba, a yoga/Pilates studio, a library, an arts & crafts studio, a card room with bridge and poker, a billiards room with multiple pool tables, a game room with big-screen TVs, and meeting rooms. Outside the clubhouse sit a resort-style heated junior Olympic pool with cabanas and poolside service, a separate lap pool, a spa, bocce ball and shuffleboard courts, and a unique nine-hole putting course that winds through a water stream. A concierge service and full-time activities director round out the lifestyle, planning a packed calendar of bingo, bridge, canasta, Mah Jongg, brunches, concerts, dancing, happy hours, holiday parties, and movie nights. While Villa Portofino doesn't have its own 18-hole golf course, Desert Willow Golf Resort, Suncrest, and Palm Desert Greens are all essentially across the street. The HOA is unusually inclusive, covering water, sewer, trash, high-speed internet, cable TV (including HBO at some tiers), building/fire/earthquake insurance on the building, exterior maintenance, pest control, and all landscaping and common grounds upkeep — residents essentially pay only electric (offset by community and individual solar options). A 30-day minimum rental rule keeps the neighborhood feel intact. Location is a signature strength. Villa Portofino sits minutes from El Paseo (the desert's premier shopping and dining promenade), the McCallum Theatre, The Shops at Palm Desert, Whole Foods, Bristol Farms, Sherman's, and Albertsons. Eisenhower Health is a short drive away. Palm Springs International Airport is about 11–15 miles north, and Los Angeles, Orange County, and San Diego are all within a two-hour drive, making Villa Portofino an ideal primary residence or desert second home for Southern California retirees who want resort-style living without giving up access to the coast.
