Sun City Shadow Hills is a guard-gated, fully built-out 55+ Del Webb community tucked against the Indio Hills in California's Coachella Valley, about 30 minutes east of Palm Springs. Developed between 2003 and 2016, the community contains 3,450 single-family homes — no condos, no attached units, and no new construction. Every home available today is a resale, which means mature landscaping, established streetscapes, and move-in-ready options in a community that has already found its rhythm. Homes were built across three phases, with Del Webb offering four series — the Shadow Series, Santa Barbara Series, Santa Rosa Series, and Living Well Collection — spanning roughly 36 floor plans from 1,099 to 3,134 square feet. Layouts range from two-bedroom, two-bath great-room plans to larger three-bedroom, three-and-a-half-bath homes with dens, three-car garages, and dedicated golf cart bays.
