Twin Oaks is a gated 55+ active adult community in Hollister, California, tucked among the rolling hills and orchards of the San Benito Valley between the Diablo and Gabilan coastal mountain ranges. Built on the former Annotti Ranch — a historic packing and canning operation purchased by Joseph Annotti in 1950 — the community takes its name from the two mature oak trees Annotti and his wife planted on what they called Fairview Farms. Construction began in 2019, with roughly half of the 168 homes now complete and occupied. The final 18 homesites, including several premium lots, are available for reservation with construction expected to begin in early 2026, making Twin Oaks one of the last chances to buy new in this boutique enclave. The community is a family project: developer Marty Miller, an engineer who transitioned into real estate development in the early 1990s, envisioned Twin Oaks and works alongside his daughter Amy (planning, design, community engagement) and son Jeff (construction and development). Homes are built by MHG Builder & Consulting, Inc. All residences are single-story and range from approximately 1,579 to 2,011 square feet across five floor plans — the Royal (French Cottage), Armsby (Spanish), Griffin (Mediterranean), Dawson and additional elevations. Each home has 2 to 3 bedrooms, 2 baths, a den in most plans, a 2-car garage, 10-foot ceilings, open living areas, gourmet kitchens with central islands, en-suite primary baths, and covered loggias with stacking sliders for indoor-outdoor living. Twin Oaks sits just south of Hazel Hawkins Memorial Hospital along Airline Highway — the hospital is less than a mile away, as is a shopping center with Target, Safeway, restaurants, and services. Downtown Hollister offers a historic small-town character with more than 200 retailers and a Farmer's Market, downtown parades, and a summer outdoor concert series. Gilroy's Premium Outlets (145+ shops) and the famed Garlic Festival are a short drive north.
