Blacklake is a 554-home golf resort community set on 421 acres of Central Coast countryside in Nipomo, California, roughly six miles from the Pacific beaches of Pismo and Oceano. Unlike a traditional 55+ community, Blacklake is multigenerational — only one enclave, The Legends, is deed-restricted to age 55+. The Legends consists of roughly 50–57 homes arranged in three small pods tucked in and around the Oaks and Canyons nines of the golf course. The remaining ~500 homes are open to all ages, making Blacklake a strong fit for retirement-focused buyers who prefer a mixed-age neighborhood with a resort-lifestyle amenity set. The defining feature is Blacklake Golf Resort, the Central Coast's only 27-hole golf facility. Originally designed by Ted Robinson Jr. with the Lakes course opening in 1965, the resort offers three distinct nine-hole layouts — Lakes, Canyons, and Oaks — each with its own character, from sparkling water features and coastal hills on the original Lakes/Canyon routing to the unspoiled oak woodlands of the newer Oaks nine. The course is public/semi-private and is operated separately from the residential HOA, so golf membership is optional and funded independently of homeowner dues. Practice facilities include a driving range (grass and mats), chipping and sand greens, and a putting green, plus a fully stocked pro shop. The 4,000-square-foot clubhouse anchors community life with a restaurant, bar, and a multi-purpose room used for hobbies and events. Beyond golf, residents have access to an outdoor pool, tennis courts, bocce, a hobby and game room, scenic lakes and ponds for fishing and boating, walking and biking trails through oak woodlands, RV/boat parking, and extensive natural open space. Blacklake Village is operated by the Blacklake Management Association (BLMA) along with several smaller sub-associations, and HOA dues are described as very low by residents — though the exact dollar amounts vary by sub-association and are not publicly posted, so buyers should pull the HOA disclosure package during escrow. Homes were built by a variety of builders between 1985 and 2000 and are resale-only today — no new construction. Single-family homes range from roughly 1,375 to 4,000 square feet, many on large lots with three-car garages, fireplaces, and updated interiors with granite counters. Condos run 1,000 to 1,500 square feet, with several offering fairway views. Because multiple builders worked the community, floor plans and finishes vary widely street-to-street. Social life skews intimate and tight-knit, with resident-run clubs including hiking, biking, books, bridge, Mah Jongg, ping pong, Tai Chi, yoga, quilting (Olde Towne Quilters of Nipomo), women's Bible study, and regular wine-tasting events that take advantage of the surrounding SLO wine country. Nipomo is a rural, unincorporated town of about 18,000 known for near-perfect year-round weather — locals often cite a Jeopardy answer naming the area as one of the most consistently pleasant climates in the U.S. Tefft Street, the main commercial corridor, handles most day-to-day errands, with Santa Maria just south for broader retail and Santa Barbara about an hour south for cultural outings.
