The Retreat at Carmel is a 312-home 55+ active adult community tucked into the rolling hills, lakes, and wooded landscape of Putnam County, New York, about 60 miles north of Manhattan and just across the Westchester County line. Built by Pulte Homes beginning in 2008 with additional phases completed through 2015, the community is now fully built out as a resale-only neighborhood, and was the only new-construction active adult community ever built in Putnam County. The HOA handles lawn maintenance, snow removal of driveways, walkways, roads and sidewalks, common grounds and clubhouse amenities, and professional management — making this a true lock-and-leave community, which is particularly valuable given the Northeast winters. A one-time capital contribution is required of every new homeowner, funding the reserve account, and a portion of monthly dues also feeds reserves. HOA fees have reportedly been relatively stable or even decreased in recent years per developer materials. Location is one of the Retreat's strongest selling points for Northeast buyers who don't want to relocate south. The community sits directly across Route 6 from the Putnam Plaza, anchored by a Tops supermarket with a Starbucks, New York Sports Club, and an array of restaurants — genuinely walkable for day-to-day errands.
