Newtown Woods is an award-winning 55+ active adult community set on roughly 50 wooded acres along Mount Pleasant Road (Route 25) in Newtown, Connecticut, tucked between I-84 exits 8 and 9 in northern Fairfield County. Toll Brothers took over the stalled development (originally launched by Kohl Partners in 2008 as The Woods at Newtown) in 2012, rebranded it, and built out 178 luxury attached residences across two collections: the Townhome Collection of 67 two-story townhomes with first-floor primary suites, 2 bedrooms, 2.5 baths, attached 2-car garages, and 1,540–2,123 square feet of living space; and the Regency Collection of single-level apartment-style condominiums served by elevators and private garages. Both collections are now sold out of new construction, with homes trading on the resale market roughly in the $500Ks to $600Ks. Life at Newtown Woods centers on a 5,800+ square-foot clubhouse that has won multiple Home Builders & Remodelers Association of Connecticut HOBI awards — including Best Attached 55+ Community, Best Condo Community, and Best Community Clubhouse. Inside, residents have access to a fitness center, aerobics and yoga studio, teaching kitchen, art studio and classroom, billiard room with a bar, sauna and locker rooms, and a lounge. Outside, a heated swimming pool with sundeck, bocce courts, and walking trails thread through the wooded setting. A full-time activities director programs the social calendar — wellness classes, arts and learning programs, card nights, and social gatherings that give the community an engaged, neighborly feel rather than a purely residential one. The location is a major draw. Newtown itself is a historic Fairfield County town of roughly 28,000 residents known for highly rated schools, fall foliage, and a walkable center with shopping and dining along Church Hill Road and at the Newtown Shopping Center (Big Y, Caraluzzi's). Danbury is about 10 minutes west for the Danbury Fair Mall, Danbury Hospital, and a broader set of services, while Candlewood Lake — Connecticut's largest lake — is a short drive for boating, swimming, and lake-town dining. Richter Park Memorial Golf Course, rated by Golf Digest as one of the Top 25 public courses in the United States, is minutes away in Danbury. I-84 puts New York City roughly 75 miles southwest, and Metro-North train stations in nearby Brewster and Southeast provide a one-seat ride into Grand Central. For buyers who want low-maintenance, resort-style 55+ living in one of the most desirable counties in the Northeast — without giving up easy access to New York or New England — Newtown Woods sits in a genuinely unusual sweet spot.
