Heritage Village is the largest 55+ active adult community in the Northeast, spread across 1,000 pristine acres in the rolling Litchfield Hills of Southbury, Connecticut. Built between 1967 and 2005 by Heritage Development Group and Pond Place Development, the community encompasses 2,580 attached condominium residences grouped into small clusters throughout a park-like, heavily wooded setting dotted with natural ponds, rivers, and stone walls. Buyers choose from 13 architecturally distinctive models — the Berkshire, Carriage House, Country House, Ethan Allen, Franklin, Hawthorne, Sherman, Mark Twain, Villager, and others — ranging from roughly 1,000 to 1,716 square feet with one to three bedrooms. Most units feature private patios or decks, wood-burning fireplaces, fully equipped kitchens, central air, and detached garages with additional guest parking. The lifestyle here is exceptionally active for a Northeast community. Heritage Village offers four outdoor pools, each with its own personality: the heated Olympic-size pool at the Activities Building, the unheated Victor Borge lap pool, the heated Shady Glen pool nestled among mature trees, and the large heated Hilltop pool with a pavilion for parties and barbecues. A fitness center features the latest equipment, free weights, and an indoor walking track, and the community maintains tennis courts, multiple pickleball courts, a paddle tennis court, bocce, shuffleboard, and horseshoe courts. The 18-hole championship golf course winds through the village, complemented by an adjacent 9-hole course and par 3 — golf club memberships are optional with separate dues. Social life is the real differentiator. Residents have access to more than 100 clubs and organizations covering arts and crafts (stained glass studio, art studio, woodworking and metalworking barn, jewelry, clay, brush and pencil), music and theater (an active theater guild, Heritage Singers, Happy Tappers, karaoke, ukelele club), discussion groups (book club, current events, writers' group), sports (hiking, ice skating, platform tennis, volleyball, walking club, bridge, scrabble, bingo), and affinity groups (men's club, women's club, social singles, democratic club, jazz club, Jewish culture, bible talk). The community includes three activities buildings, a 200-seat performing arts auditorium hosting concerts, films, and theater productions year-round, the Ethan Allen Library with over 10,000 books and DVDs, and the historic 1740 Meeting House — once home to entertainer Victor Borge and listed on the Connecticut State Historic Registry. The River Gardens let residents maintain their own vegetable, flower, or herb plots without committing to a full yard. Amenities beyond recreation include 24/7 security patrols, a full-time maintenance staff, and an on-site shuttle service. The HOA covers cable, internet (Spectrum), trash pickup, snow removal, lawn and grounds maintenance, road maintenance, pool service, and property management, and residents note there has famously never been a special assessment. Pets are welcome. Strategically situated midway between Manhattan and Boston, the community sits just off I-84 in historic Southbury, with Southbury's Main Street dining and Stop & Shop minutes away, Waterbury and St. Mary's Hospital 15-20 minutes east, New Haven about 20 miles south, Hartford 40 minutes northeast, and Bradley International Airport roughly 55 miles away. The community has been built out since 2005, so inventory is resale-only — the low turnover and strong word-of-mouth are themselves testimony to how much residents love living here.
