Sun City Carolina Lakes is a Del Webb 55+ community in Indian Land, South Carolina, tucked into the rolling Carolina Piedmont along the Catawba River and just six miles south of Charlotte. Built between 2005 and 2016, the community comprises roughly 3,160 homes spread across approximately 1,200–1,500 acres of tree-shaded streets, eleven scenic lakes, and protected wetlands. Homes are sold exclusively as resales now that the builder has moved on, and the selection includes single-family ranch homes, villa townhomes, and two-level carriage-style condos ranging from around 1,100 to more than 5,000 square feet, with most plans designed as single-level or primary-on-main living. Daily life centers on two major amenity buildings. The Lake House is the social heart of the community — a sprawling clubhouse (around 40,000+ square feet, sometimes cited up to 55,000 when pavilions and outdoor decks are included) with a three-story fitness center featuring an indoor walking/running track, aerobics and yoga studios, a ballroom, indoor pool, craft and woodworking studios, card rooms, a coffee shop, computer room, and a branch of the local library. Outside the Lake House are eight lighted clay tennis courts, pickleball courts, bocce courts, a resort-style outdoor pool with lap lanes, a covered pavilion, and a fishing pier on the lake. A second amenity center, The Lodge, opened more recently and adds another outdoor resort-style pool, patio, and additional pickleball courts. A separate Outdoor Amenity area along the Catawba River includes a kayak/canoe pavilion and storage, community gardens, a softball field, basketball court, and additional pickleball courts and trails. The 18-hole par-72 Carolina Lakes Golf Club, designed by Tim Freeland, weaves through the community with Bermuda fairways, G2 bent grass greens, and six tee boxes. The course is open to the public, but residents receive preferred tee times and discounted memberships, and the on-site clubhouse includes a full pro shop and restaurant. Golf Digest recognized the course as one of its Best New Courses Under $75 after it opened. Socially, this is one of the most active 55+ communities in the Carolinas. Residents run more than 100 clubs — some sources cite 135+ — covering everything from pickleball, tennis, and bocce to bridge, mah jongg, poker, euchre, bunco, Mexican dice, wine tasting, travel, photography, gardening, and woodworking. Regional affinity clubs (NY/NJ, Michigan, Ohio) reflect the community's heavy draw from the Northeast and Midwest, with a sizeable contingent of "half-backs" relocating up from Florida. About 5,000 residents call the community home. Location is a major selling point. Although the mailing address reads Fort Mill, the community actually sits in the Indian Land portion of Lancaster County, just south of Ballantyne. Highway 521 runs past the gates with groceries, restaurants, a YMCA, and medical offices; Ballantyne's upscale shopping and the I-485 loop are 15–20 minutes north; Charlotte Douglas International Airport is under 30 minutes away; and South Carolina's lower property taxes plus the 55+ homestead exemption deliver meaningful tax savings versus neighboring Mecklenburg County, NC.
