Savannah Lakes Village is a 4,300-acre master-planned lakefront community in McCormick, South Carolina, wrapped around 25 miles of shoreline on the 71,000-acre Lake Thurmond. Established in 1989, the community transitioned out of developer control in 1998 and is now member-owned and governed by the SLVPOA. While often marketed as an active adult or retirement community, SLV is not deed-restricted by age — homeowners of all ages are welcome — but the population skews heavily retirement-aged, with roughly 2,400 full-time residents and a strong retiree culture. About 1,200 homes have been built of 4,800 planned lots, leaving plenty of room for new construction on wooded, lakefront, and golf course sites. The community sits on a peninsula in western South Carolina's Piedmont, surrounded by more than 63,000 acres of Sumter National Forest and three state parks (Hickory Knob, Baker Creek, and Hamilton Branch). The forested shoreline of Lake Thurmond has only 150 of its 1,200 miles zoned for development, and SLV occupies 25 of them — meaning views, coves, and quiet water are protected in perpetuity.
