Savannah Lakes Village

Savannah Lakes Village is a 4,300-acre master-planned lakefront community in McCormick, South Carolina, wrapped around 25 miles of shoreline on the 71,000-acre Lake Thurmond. Established in 1989, the community transitioned out of developer control in 1998 and is now member-owned and governed by the SLVPOA. While often marketed as an active adult or retirement community, SLV is not deed-restricted by age — homeowners of all ages are welcome — but the population skews heavily retirement-aged, with roughly 2,400 full-time residents and a strong retiree culture. Regular events include pancake breakfasts, holiday parties, planned trips, and live performances. Residents consistently describe a welcoming, pioneer-spirit culture where newcomers are folded in quickly. Homes span attached villas and townhomes (roughly 1,200–2,400 sq ft) to single-family homes and custom lakefront estates (1,500 to well over 3,000 sq ft). Preferred builders include Lee Builders, Capital Builders, and Legacy Homes, offering both stock plans and fully custom designs. Location is remote — the nearest town of any size is Greenwood, about 30 minutes away, and Augusta, GA is about 45 minutes south — but that remoteness is part of the draw for residents seeking quiet, natural beauty, dark skies, and low cost of living.
