Spring Valley Farms is a 178-home active adult community built by Ryan Homes in Sanatoga, Pennsylvania, in the northwestern corner of Montgomery County about 37 miles northwest of Philadelphia. Construction began in May 2018 and wrapped up around 2022, with the neighborhood now sold out through the builder and trading resale-only. Though marketed to active adults 55 and better, Spring Valley Farms is not deed-restricted — it's an age-targeted community welcoming buyers of any age who want low-maintenance one-level living, which is worth knowing if a true 55+ environment is a must-have. Every home is a single-family ranch with an attached two-car garage, and the floor plans were drawn specifically with aging in place in mind. The four core Ryan Homes designs — Aruba Bay (1,188 sq ft, 2BR), Grand Bahama (1,348–1,559 sq ft, 3BR), Grand Cayman (1,559 sq ft, 3BR), and Dominica Spring (1,720 sq ft, 3BR) — all feature walk-in showers (some with built-in seats), lever-handled door hardware, wider doors and hallways to accommodate mobility needs, and main-floor owner's suites. Homes heat and cool efficiently with natural gas and Nest thermostats, and exteriors carry a cohesive look with partial stone accents and contemporary elevations. Many lots back to wooded or open space, giving most homes natural views from the great room and primary bedroom. The lifestyle pitch is low-maintenance simplicity rather than resort-style amenities.
