Kern City

Kern City is one of the original American 55+ retirement communities — founded in 1961 by Del Webb as the second age-restricted community the developer built, following Sun City, Arizona. Located about four miles southwest of downtown Bakersfield in California's Central Valley, the neighborhood was built out between 1961 and 1977 and today contains 1,024 homes ranging from roughly 948 to 2,056 square feet. The housing stock is a mix of single-family homes and attached condo/villa units, many with two bedrooms, one-and-a-half baths, and attached one- or two-car garages. Several homes back directly to the fairways of Sundale Country Club, whose 18-hole championship course (6,801 yards) sits in the middle of the community. Because the community has been established for over 60 years, it has the mature tree canopy, settled landscaping, and multi-decade resident relationships you rarely find in newer developments — local real estate agents note that people who move into Kern City tend to stay for the long haul, which gives the neighborhood a true sense of pride of ownership. The HOA is self-managed on-site with an office open Monday through Friday. Kern City sits in southwest Bakersfield near New Stine Road and Stockdale Highway, a five-mile drive from downtown and close to grocery, medical, and everyday shopping. The surrounding southwest Bakersfield area is considered the city's best golf corridor, with Stockdale Country Club just three blocks west. Trade-offs are typical of Bakersfield generally: summers are hot with temperatures routinely over 100°F, and regional agriculture creates seasonal air-quality and pollen challenges.
