Elements at Viridian

Elements at Viridian is a 141-acre gated 55+ active adult neighborhood tucked inside the award-winning, 2,000+ acre Viridian master-planned community in North Arlington, Texas — placing residents roughly 20 minutes from both downtown Dallas and downtown Fort Worth with easy access to I-30, SH 183, SH 360, SH 121 and SH 161, plus DFW International Airport. The centerpiece of community life is the Magnolia Lifestyle Center, completed in June 2020 and winner of the 2021 Texas Association of Builders Star Award for Best Community Amenity. Designed exclusively for Elements residents (no one under 21 allowed), it features a demonstration kitchen for cooking classes with guest chefs, a fitness center, multipurpose and card rooms, billiards, a covered terrace and sun deck overlooking a shimmering infinity-edge pool, bocce ball courts, pickleball courts, a putting green, community fire pits, and winding walking trails. A full-time Lifestyle Director keeps the calendar full of events, social clubs, and interest groups — currently including Billiards, Birdwatching, Bocce Ball, Book Club, Chess Club, Dinner Club, Elements About Town (travel/outings), Elements Cares (volunteer), Fishing, and Fitness Classes. Beyond the gates, Elements residents get full access to everything Viridian offers as the only Certified Gold Signature Audubon Sanctuary community in Texas: the Viridian Lake Club on a 6-acre peninsula with five resort-style pools, a sailing center on Lake Viridian, tennis center with instruction and league play, 850 acres of open space, five major lakes, a 150-acre wooded conservation area, community gardens, parks, and miles of hike-and-bike pathways. The neighborhood is being built out in phases and is in its final phase as of 2025, with the last 272 homesites released to Drees Custom Homes (60-foot lots, semi-custom floor plans) and Encore by David Weekley Homes (Garden Series on 35-foot lots, Signature Series on 45-foot lots, Traditional Series on 50-foot lots). Lennar also built earlier phases. Across all builders there are 16+ single-story floor plans ranging roughly 1,700–3,200 square feet, two to four bedrooms, and two- or three-car garages, with options for sunrooms, bonus rooms, covered porches, and accessibility upgrades such as zero-entry showers and adjustable counter heights. At buildout, Elements will total approximately 700 homes. Front-yard lawn care is included in the quarterly HOA, giving residents true lock-and-leave convenience. Age enforcement is typical of active adult communities: at least one resident must be 55+, with co-occupants permitted down to age 30. Guests of any age are welcome in the neighborhood itself, though the Magnolia Lifestyle Center is adults-only. The broader Viridian masterplan also includes the planned Viridian Village for walkable shopping and dining, and the Lakeview Event & Conference Center on the lake. Combined with Texas's lack of state income tax and Arlington's central DFW location near AT&T Stadium (Cowboys), Globe Life Field (Rangers), and Six Flags, Elements offers a resort-style 55+ lifestyle in the heart of one of the country's most dynamic metros.
