Four Seasons at Millville is a 55+ active adult community tucked into the woodlands and farmland of Cumberland County in southern New Jersey. Planned for 610 single-family homes at full build-out, it is one of the larger age-restricted communities in South Jersey and has been under construction — in stages and under multiple builders — since 2008. The development has an unusual two-chapter history. K. Hovnanian kicked things off in 2008 under its well-known Four Seasons brand, building roughly 113 single-family homes in eight floor plans ranging from about 1,300 to over 2,300 square feet before stepping back in 2012. Those original Hovnanian homes offer one to three bedrooms, one-and-a-half or two baths, one- or two-car garages, and first-floor master suites; some include a den. In 2014, Schaeffer Family Homes — a South Jersey custom builder — picked up the remaining ~500 lots and has been steadily building ever since. Ryan Homes has also constructed homes here (the Aruba Bay model, for example). Schaeffer's portion features three Energy Star–certified ranch floor plans starting at around 1,600 square feet, with two- or three-bath options, two-car garages, first-floor primary suites, and the option of a finished basement (the Jaxon model in particular has been a signature plan). Because construction spans nearly two decades and three builders, resale inventory is varied — buyers can find anything from compact two-bedroom ranches to 2,500+ square-foot homes with finished lower levels. Social life centers on a 7,500-square-foot clubhouse that punches above its weight for a community this size. Inside: a fitness center with cardio and weight equipment, a billiards and card room, a multi-purpose room for parties and events, a catering kitchen, and an arts and crafts studio. Outside: a resort-style swimming pool with gazebo, a covered patio, tennis courts, pickleball courts, and bocce courts, plus scenic ponds and walking paths winding through the neighborhood. There is no full-time activities director, but residents keep the calendar full themselves — active clubs and groups include Billiards, Bocce, Craft Club, Discussion Group, Mah Jongg, a Men's Breakfast Club, tennis, wine tastings, ice cream socials, and regular planned trips off-site. The HOA is a big part of the value proposition here. Monthly dues cover lawn care, snow removal from driveways (residents rave about waking up to already-shoveled drives), and maintenance of all common areas and amenities — a true lock-and-leave lifestyle. That, combined with South Jersey pricing, is why Four Seasons at Millville has a reputation as one of the most affordable 55+ options in the region: median sale prices hover around $353,000, and most recent sales fall in the low-to-mid $300Ks. Location is part of the pitch. The community sits off Buckshutem Road in Millville, in secluded woods but with quick access to Routes 55, 47, and 40, which open up most of southern New Jersey and the tri-state area. Downtown Millville — with the Glasstown Arts District, Wheaton Arts and Cultural Center, the Millville Army Air Field Museum, and the Maurice River — is only minutes away. The Jersey Shore points (Cape May, Ocean City, the Wildwoods, Atlantic City) are all within roughly an hour, as are Philadelphia and Wilmington. Atlantic City International Airport is about 30 miles out. For buyers who want a quieter, more rural-feeling South Jersey setting at a price point that is increasingly hard to find in the Northeast, Four Seasons at Millville is a strong contender.
