Woods Landing

Woods Landing is an established 55+ active adult community tucked into historic Mays Landing in Atlantic County, New Jersey, set among the woods and near the shores of the Great Egg Harbor River watershed. At completion the community will total 249 single-family homes, originally started by Kara Homes in 2005 and taken over by Fernmoor Homes in 2006 after Kara's bankruptcy. Development is in its final phase, with only a handful of homesites remaining — most activity in the community is now resale. Homes here are designed for low-maintenance one-level living. The five primary Fernmoor floor plans range from roughly 1,504 to 1,946 square feet in the standard lineup, with some larger plans reaching up to 2,425 square feet. Every home features a first-floor master suite, two-car garage, and two to three bedrooms and baths. Standard finishes that many builders treat as upgrades are included — hardwood or LVT flooring across the first floor, granite countertops, maple cabinets, stainless appliances, ceramic-tiled baths, and a gas fireplace in the great room. Structural options include a second-floor loft with additional bedroom and bath, sun rooms, and screened porches, and each plan comes in three exterior elevations so the streetscape stays varied. The centerpiece of community life is the award-winning (2015) clubhouse, a roughly 7,000-square-foot hub that houses The Landings Pub — a BYOB resident pub that draws a regular crowd — along with a billiards room, card and game room, library, community kitchen, large gathering/ballroom space, and an aerobics and yoga studio. A fitness center, sauna, and steam room round out the indoor amenities. Outdoors, residents gather at the pool and adjacent lakeside patio, play on the bocce courts, and walk the community's trail system. The monthly HOA fee of $230 covers lawn mowing, snow removal, grounds maintenance, and the clubhouse and common amenities, delivering genuinely hands-off living. There is no CDD. The community is not gated. Location is a significant part of the pitch. Woods Landing sits roughly 20 minutes from Atlantic City and the Jersey Shore beach towns, with quick access to the Garden State Parkway, the Atlantic City Expressway, and Route 322 (Black Horse Pike). The Hamilton Mall and the main Mays Landing/Hamilton Township retail corridor — Aldi, ShopRite, Walmart, Walgreens, CVS — are about ten minutes away. Golfers have 22 courses within a 20-minute drive, and the area is rich in shore activities: boating and fishing on Lake Lenape and the Great Egg Harbor River, beachcombing at the shore points, and dining and entertainment along the coast. AtlantiCare Regional Medical Center's Mainland Campus in Pomona is a short drive, and Atlantic City International Airport (ACY) is roughly 15 minutes away for regional travel, with Philadelphia International about an hour west.
