Carolina Riverside is a new Del Webb 55+ active adult community in Belmont, North Carolina, set on 462 acres bordered by the South Fork of the Catawba River. Construction began in late 2023 with plans for more than 800 single-family ranch homes, making this one of the newest and largest age-restricted communities in the Charlotte metro. The setting is the big draw — wooded edges, riverfront scenery, and seasonal river views give the neighborhood a tucked-away feel even though downtown Belmont is just minutes away and Charlotte is roughly 15 miles east. The heart of the community is a 19,000-square-foot clubhouse and amenity center. Inside, residents have a full fitness center with strength and cardio equipment, a movement studio for fitness classes, an indoor lap pool, billiards, a varsity room, and multipurpose gathering spaces for clubs and events. Outside, there's a resort-style outdoor pool with a spacious patio and lounge areas, outdoor grills, an event lawn, pickleball courts, bocce ball courts, and a dog park. Approximately three miles of planned walking trails wind through the community with scenic views of the Catawba River. A full-time lifestyle director plans a calendar of social clubs, classes, events, and special interest groups, so the community has structured opportunities to connect from day one. Homes are single-story and single-level focused ranch designs built by Del Webb, ranging roughly from 1,200 to 2,700+ square feet, with two or three bedrooms, two or three baths, and attached two-car garages. Features in many of the homes include open-concept floor plans, gourmet kitchens with central islands, owner's suites with walk-in closets and en-suite baths, and optional covered patios. Some plans include flex spaces, cafes, and second-story lofts. Base prices start in the mid-$400,000s and run up into the $900,000s fully optioned; most homes sold to date have landed in the $400K–$700K range with an average around $572,000. The monthly HOA is $320 and includes lawn care, cable and streaming TV, high-speed internet, and access to all common grounds and amenities — a low-maintenance setup aimed at residents who want to focus on travel, recreation, and socializing rather than yard work. The location puts residents within easy reach of daily needs and regional fun. Historic downtown Belmont, with its walkable restaurant and boutique scene, is minutes away, and Lake Wylie sits just to the south. Grocery runs are handled by nearby Harris Teeter, Food Lion, and ALDI, with CVS and Walgreens for pharmacy needs. Charlotte Douglas International Airport is roughly 20 minutes east, and uptown Charlotte is under 30 minutes via I-85. Golf is well covered with Cramer Mountain Club, Renaissance Golf Course, Catawba Creek Golf Course, and Pine Island Country Club all nearby. Outdoor attractions include the U.S. National Whitewater Center (about 5 miles away), Daniel Stowe Botanical Garden, and parks along the Catawba River. Healthcare is anchored by CaroMont Regional Medical Center, Atrium Health Pineville, and Novant Health Presbyterian Medical Center.
