Rice Ranch

Rice Ranch is a 350-acre master-planned community tucked into the rolling hillsides of Orcutt, California, just south of Santa Maria in northern Santa Barbara County wine country. Originally started by Woodlands LLC and taken over by Shea Homes in 2013, the community has been built out in phases since 2010 and features a mix of single-family homes, townhomes, and a final gated luxury phase called Valley View Estates by Legacy International / Rice Ranch Ventures. More than half of the 350+ acres is dedicated open space, with miles of walking, hiking, and biking trails winding through oak-studded canyons, grass meadows, and rocky hillsides with views out to the Santa Maria Valley and California's golden rolling hills. The community is structured as all-ages overall but is marketed heavily to active adults and retirees, with an age-restricted feel in several neighborhoods and a strong retirement-lifestyle orientation throughout. Shea Homes originally built it out with six home collections — Pine Creek townhomes (1,746-2,056 sq ft, 2-3 bedrooms), the Lagos Collection (1,428-1,565 sq ft single-family), the Costas Collection (1,583-1,939 sq ft), and the larger Playas Collection (2,392-3,403 sq ft, up to 3-car garages) among them. The newest gated Valley View Estates phase offers nine floor plans from 2,400 to 4,000 square feet on larger lots backing up to oak groves, with prices starting in the $1.7M range. The heart of social life is The Summit Club, a private gated clubhouse designed for Central Coast indoor-outdoor living. Amenities include a pool and hot tub, outdoor cabana area, two full-size pickleball courts, two bocce ball courts, a half-court basketball setup, a dedicated yoga space, a boutique fitness facility, a multi-purpose activity room, a large clubhouse gathering space with prep kitchen, ping pong, an outdoor fire pit, BBQ facilities, recreation lawns, and exercise trail stations — all overlooking an oak-studded valley. Highway 101 runs right through the area, making Santa Barbara (about an hour south), San Luis Obispo (30-40 minutes north), and Solvang easy day trips.
