Villa Toscana is a gated 55+ active adult community tucked into the foothills of east Sparks, Nevada, nestled within the larger D'Andrea master-planned development about two miles north of I-80 on Vista Boulevard. Built between 2001 and 2004, the community comprises 480 single-story detached homes ranging from roughly 945 to 2,638 square feet — most with two or three bedrooms, two-car garages, private patios, and mature landscaping that reflects two decades of established pride of ownership. Typical lots run 0.09 to 0.22 acres, designed for low-maintenance Nevada living with tidy front yards maintained by owners and common areas handled by a professional landscaping company. The heart of the community is 'The Villa,' a fully-appointed and fully-staffed clubhouse featuring a lobby, three activity spaces, a fitness center, indoor heated pool, seasonal outdoor pool, and spa. Complimentary tea and coffee are served every morning — a quiet ritual that captures Toscana's sociable, neighborly feel.
