Villa Toscana is a gated 55+ active adult community tucked into the foothills of east Sparks, Nevada, nestled within the larger D'Andrea master-planned development about two miles north of I-80 on Vista Boulevard. Built between 2001 and 2004, the community comprises 480 single-story detached homes ranging from roughly 945 to 2,638 square feet — most with two or three bedrooms, two-car garages, private patios, and mature landscaping that reflects two decades of established pride of ownership. Typical lots run 0.09 to 0.22 acres, designed for low-maintenance Nevada living with tidy front yards maintained by owners and common areas handled by a professional landscaping company. The heart of the community is 'The Villa,' a fully-appointed and fully-staffed clubhouse featuring a lobby, three activity spaces, a fitness center, indoor heated pool, seasonal outdoor pool, and spa. Complimentary tea and coffee are served every morning — a quiet ritual that captures Toscana's sociable, neighborly feel. The clubhouse also houses a billiards/card room, library, business center with computers, locker rooms, and a meeting room used for community events and classes. Just outside are a shaded patio, two bocce ball courts, and hundreds of yards of walking paths that traverse the community and terminate at a generously sized fenced dog park (which doubles as a retention pond during wet periods). Residents stay active through clubs and groups for billiards, bocce, swimming, exercise classes, and social gatherings organized by an engaged Board of Directors and an enthusiastic volunteer base. Toscana is a self-managed HOA with an onsite coordinator available 40 hours a week, keeping the community tightly run and the pride of ownership visible on every street. Architectural standards are strict: eight approved exterior color palettes, no RV parking on driveways, one vehicle per driveway, garage doors kept closed, trash cans kept out of sight. Rentals are limited — new owners must live in the home for three years before leasing, and all leases must be for the entire home for at least one year (no short-term or vacation rentals). The result is a stable, overwhelmingly owner-occupied community with very low turnover (about 20 to 30 home sales per year). Location is a major draw. D'Andrea Marketplace, anchored by a Kimco-managed shopping center, is within walking distance, and major retailers including Lowe's, Scheels, and Costco are less than three miles away.
