Regency at Damonte Ranch is Toll Brothers' first Active Adult community in Reno, Nevada — and the first Toll Brothers 55+ community west of Colorado when it opened in June 2015. Tucked into the South Meadows area of south Reno within the larger Damonte Ranch master-planned community, this staff-gated neighborhood now consists of 650 low-maintenance, single-story luxury homes, all of which are sold out on the new-construction side. Resale is now the only way in. The community was designed around nine distinct single-story floor plans across three collections — Tamarack, Winterlake, and Woodridge — ranging roughly 1,660 to 2,411 square feet. The Tamarack Collection covers the smallest footprints at 1,660–1,784 sq ft with two bedrooms, two baths, and a two-car garage. Winterlake homes step up to 1,991–2,223 sq ft with secluded dens well suited to home offices. Woodridge rounds out the top of the line with the largest and most customizable plans. Across all three collections, Toll Brothers' signature finishes show up: granite and quartz counters, upgraded wood cabinetry, gourmet kitchens, expansive great rooms, covered/outdoor rooms, oversized garages with separate golf cart parking, and plenty of flex space. KTGY Architecture, the community's designer, intentionally varied lot widths and floor plan configurations so the homes don't feel repetitive despite a tight 750-square-foot spread across the entire lineup. The social heart of Regency is a roughly 17,000–18,000 square-foot wood- and timber-framed clubhouse with high, open ceilings and exposed rustic trusses — architecturally warmer than the typical stucco box. A unique perk is that Regency homeowners also have full access to the amenities at the neighboring Presidio at Damonte Ranch — a non-age-restricted Toll Brothers community of about 140 homes — including its outdoor resort-style pool and spa, patio, and playground for visiting grandkids. A full-time on-site lifestyle director programs the social calendar. Regulars include Friday night cocktail events, billiards and card tournaments, a dinner club, golf outings, day-trip excursions, continuous learning sessions, weekend music and social events, and philanthropy events. The overall feel is luxury-leaning but social — high-end homes and a mature, engaged resident base rather than a party-every-night vibe. Location is one of Regency's strongest selling points. Just outside the gates on Steamboat Parkway are a Walmart Supercenter, Safeway, Smith's, a CVS, banks, and restaurants — essentially everyday needs within a five-minute drive. Downtown Reno is about 12 miles north with restaurants, the arts district, and casinos. Mount Rose for hiking and skiing, and Lake Tahoe and Pyramid Lake for fishing, sailing, and boating, are all within a roughly 30-minute drive. Reno-Tahoe International Airport is about 15 minutes north. Nevada's no-state-income-tax status and comparatively low property taxes make the numbers work for retirees relocating from California and the Pacific Northwest. The community is managed by FirstService Residential.
