Venetian Falls is a gated 55+ active adult community in Venice, Florida, built by Centex Homes (a division of Pulte) between 2004 and 2012. Fully built out with 700 residences, the community is entirely resale only — no new construction. The neighborhood sits just east of Center Road near the northern edge of the Plantation district, tucked away in a quiet pocket of Venice yet only about 10–15 minutes from the Gulf of Mexico beaches, including Venice Beach and Caspersen Beach (the famed shark-tooth hunting beach). Homes come in three product types, all fee-simple single-family ownership (no condos): single-family homes ranging from roughly 1,700 to 2,200 square feet with two to four bedrooms and two-car garages; paired villas (zero-lot-line, two-home buildings) between about 1,660 and 2,100 square feet; and garden villas (four-unit attached buildings) between about 1,450 and 1,600 square feet. Popular floor plans include the Bella Vista, Palermo, Sorrento, Giovanni, Florence, and Michelangelo. Every home features block construction, a tile roof, a two-car garage, and a covered lanai. The community's architecture follows a Mediterranean theme, with a dramatic landscaped entrance featuring decorative waterfalls that set the tone for the resort-style feel inside. Homeowners are responsible for their own roof replacement since homes are not condominiums, but the HOA handles lawn and landscape maintenance throughout. Life at Venetian Falls revolves around the 16,000-square-foot clubhouse, a true hub packed with amenities. The luxurious pool area includes a resort-style heated swimming pool, a whirlpool spa, and a resistance/aqua-track pool with a constant current for low-impact exercise. Residents frequently describe the vibe as feeling "on vacation" — social but relaxed, without the golf-course price tag (Venetian Falls is deliberately not a golf community). The location is a major selling point. Publix and Winn-Dixie are a couple of minutes away, as are local restaurants like Peaches, Leone's, and the British Pub. Downtown Venice and Venice Island — with historic architecture, boutique shopping, dining at Sharky's on the Pier, and miles of Gulf beaches — are about 12 minutes away. I-75 is just outside the community, giving quick access north to Sarasota (roughly 25 minutes) for cultural attractions, big-league shopping, and the Sarasota-Bradenton International Airport. CoolToday Park, the Atlanta Braves spring training home in nearby Wellen Park, is a short drive south. With no CDD fees, a reasonable monthly HOA that covers exterior lawn care, cable, and common-area maintenance, and a tight, well-run association with a polished community website, Venetian Falls remains one of the most popular and well-regarded 55+ neighborhoods in the Venice area.
