Kings Gate is a gated, deed-restricted 55+ resort-style community in Port Charlotte, Florida, tucked just west of I-75 off Kings Highway in Charlotte County. Originally developed by Benderson Communities starting in the late 1990s/early 2000s, the community has grown to roughly 920 planned homes and is currently seeing a fresh chapter of new construction by two builders — Neal Communities and M/I Homes — who are adding modern single-level villas and homes that integrate into the established neighborhood. The heart of Kings Gate is its 30,000-square-foot resort-style clubhouse. Inside, you'll find a state-of-the-art fitness center with cardio and weight equipment, sauna, yoga and Zumba classes, a grand ballroom, theater, billiards room, card room, craft room, computer center, and library. The on-site Lion's Den restaurant (formerly Chianti's) offers full-service lunch and dinner plus catering for community events and private gatherings. Outside, residents enjoy what is reputed to be one of the largest heated Olympic-size swimming pools in Charlotte County, complete with resort-style spa, cabanas, and a spacious patio. The centerpiece amenity is the 18-hole, par-60 executive golf course designed by Bill Murray, winding through the community past picturesque lakes and natural preserves. The course is semi-private — open to the public but with resident-preferred rates and membership options. Membership is optional, not required, which keeps baseline HOA costs low for non-golfers. Hampton Golf currently manages the course, which is known for being walkable, scenic, and welcoming to players of all skill levels. A putting green and full-service pro shop round out the golf experience. Beyond golf, residents stay active on two lighted clay tennis courts, pickleball courts, two bocce courts, four shuffleboard courts, a lawn bowling green, and horseshoe pits. Water aerobics are a daily fixture. The community is very golf-cart friendly — residents regularly drive their carts to the adjacent shopping plaza (anchored by a grocery store) without ever hitting a public road. The social calendar is genuinely full. A year-round activities coordinator organizes bingo, ballroom and line dancing, bridge, cribbage, Texas Hold'em, poker tournaments, book clubs, investment clubs, a chorus, Red Hats, potlucks, dances, concerts, excursions, lectures, Bible study, Spanish class, and seasonal galas. The volunteer-run Neighbors Helping Neighbors group fosters a culture of mutual support that residents consistently mention as a defining feature of the community. Home inventory is a mix of attached golf villas (roughly 270 units, 1,393–1,705 sq ft, 1–2 bedrooms, 2 baths, attached 2-car garages) and approximately 650 single-family homes (1,397–2,021+ sq ft, 2–3 bedrooms). Styles lean toward Italian-inspired Sarasota architecture from Neal Communities' newer builds, with Hawaiian-roofed lanais on some older models. HOA fees vary widely by home type and section, ranging from about $26 to $566 per month, and include cable, lawn maintenance, irrigation water, and common grounds/amenities access. Crucially, there are no CDD fees, and property taxes run low (averaging around $2,460/year), which keeps total monthly carrying costs notably competitive versus other Southwest Florida 55+ communities. Location is a real selling point. Kings Gate is minutes from three major hospitals, the Peachland Promenade (Publix, Starbucks, Cracker Barrel), Walmart, downtown Port Charlotte, Punta Gorda's historic waterfront, and the Sunseeker Resort. Gulf beaches (Manasota Key, Englewood) are roughly 40 minutes west, Punta Gorda Airport is about 15 minutes, and Fort Myers and Sarasota are both reachable via I-75 for bigger-city amenities, airports, and cultural attractions.
