Skye Ranch is an 850-acre master-planned community in east Sarasota developed by Taylor Morrison, set at the intersection of Clark Road and Lorraine Road about three miles east of I-75. The community is organized around three distinct neighborhoods under a single Skye Ranch Master Association: Cassia (all-ages single-family homes and villas), Esplanade at Skye Ranch (55+ resort-lifestyle homes with maintenance-included living), and The Towns at Skye Ranch (gated townhomes with their own sub-association). Build-out plans call for roughly 1,200 homes across Cassia and Esplanade plus approximately 360 townhomes, with construction ongoing and new phases rolling out steadily. The land itself is central to the Skye Ranch identity. Over 380 acres are preserved as forested wetlands, nature preserves, and lakes, with grand old oaks and palms shaping the streetscapes and large sections of the property left intentionally untouched. Roughly 25-35 miles of planned walking and biking trails wind through the preserves, lakes, and neighborhoods, connecting residents to parks and amenity hubs without needing to drive. The centerpiece amenity is The Hub — a 25,000-square-foot recreation and amenity center featuring a fitness facility, catering kitchen, multiple activity rooms, a splash pad, a resort-style pool, and a lap pool. Residents also share Rendezvous Park and Turner Park. A second major amenity hub called The Venue is being built out for Esplanade residents and will include a Bahama Bar & Grill, resort-style pool and spa, state-of-the-art fitness center, bocce courts, a bark park, fireside seating, tennis, and pickleball. Over in Cassia, a new recreation addition called The Cove is planned to add another resort-style pool, a waterslide, and a gently winding lazy river called Skye River. Sports courts across the community include tennis, pickleball, basketball, bocce, and volleyball, and there are dedicated pet parks, sports fields, and fishing-friendly lakes. The Esplanade section is where the community's 55+ identity lives. Homes there are single-story with maintenance-free living — lawn care is included — and floor plans include the Ibis villa starting around 1,533 square feet and single-family plans including Azzurro, Farnese, Lazio, Ambra, Letizia, and Pallazio, ranging roughly 1,533-3,004 square feet. A full-time lifestyle director programs social clubs, fitness classes, and special-interest groups; the Esplanade adults-only pool is shared with Cassia residents. Cassia offers 17 floor plans from about 1,790 to 3,835 square feet across 1-2 stories with 2-3 car garages, homes are not maintenance-included, and lots run as large as 76 feet wide. The Towns offer 3-bedroom townhomes from roughly 1,373-1,555 square feet. Arthur Rutenberg has also built some executive custom homes on premium homesites. Skye Ranch was named the 2023 Master-Planned Community of the Year by the Manatee-Sarasota Building Industry Association. In August 2025 a brand-new K-8 Skye Ranch School opened on-site, and older students are zoned to A-rated Lakeview Elementary, Sarasota Middle, and Riverview High. The community sits in FEMA Zone X (low flood risk) with Sarasota County's CRS Class 5 rating providing a 25% discount on NFIP flood insurance premiums — a meaningful advantage over coastal Sarasota addresses.
