The Ponds at Cobblestone Park is a new-construction neighborhood of 297 single-family homes tucked inside the gates of Cobblestone Park, a prestigious master-planned golf community in Blythewood, South Carolina, roughly 18-20 minutes north of downtown Columbia. Although widely marketed as an active adult community and a natural fit for 55+ buyers seeking a low-maintenance, amenity-rich lifestyle, The Ponds is NOT deed-restricted by age — residents of all ages are welcome, which gives the neighborhood a more intergenerational feel than a typical Del Webb or Sun City. Homes are built by D.R. Horton and designed with main-level living and open floor plans in mind. Floor plans range from about 1,657 to 2,749 square feet, with seven models offering two to five bedrooms, two to four bathrooms, and attached two-car garages. Hardy plank exteriors with stone accents, shaker cabinets, large kitchen islands, owner's suites on the main floor, and flexible upstairs lofts or bonus bedrooms are common features. Lawn service is available as an option on the ranch plans, reinforcing the low-maintenance pitch. What really sells The Ponds is the Cobblestone Park amenity package that comes with ownership. The centerpiece is a roughly 28,000–30,000 sq ft clubhouse that houses Alexander's — a full-service restaurant and bar overlooking the 18th hole — plus a grand ballroom with catering kitchen, social lounges, and a full fitness center with vaulted ceilings and a cushioned floor for dance and aerobics classes. Outside there's a resort-style pool with water aerobics and swim lessons, a six-court tennis complex (four of them Har-Tru clay), pickleball, a basketball/sports field, a playground, and walking and biking trails winding past the community's namesake ponds and pocket parks. The 27-hole Cobblestone Park Golf Club — redesigned under Lee Janzen and home course of the University of South Carolina men's and women's golf teams — sits at the heart of the community, with a 14,000 sq ft practice putting green and one of the largest practice facilities in the South. Golf membership is optional and priced separately from the HOA. The entire development is behind attended privacy gates. Blythewood itself is a small, growing Richland County town with quick I-77 access, putting residents roughly 20 minutes from Columbia's hospitals, shopping, USC campus, and Columbia Metropolitan Airport, and within easy reach of Lake Murray, Lake Wateree, Congaree National Park, and the Carolina coast. The trade-off for the price point is real: current and former residents on 55places and other review sites note that HOA fees have climbed roughly 10% per year, that tee times can be tough to get, and that upkeep between the front and back sections of Cobblestone Park has been uneven. Buyers drawn by the golf, the clubhouse, and the sub-$450K new-construction price tag generally feel they're getting strong value; those expecting a pure 55+ enclave should know this is an all-ages neighborhood with families and children alongside retirees.
