Charbonneau Country Club is a distinctive planned-unit development spread across 477 pastoral acres along the south bank of the Willamette River in Wilsonville, Oregon, roughly 20 minutes south of downtown Portland and 30 minutes north of the state capital in Salem. Developed starting in 1972 by Willamette Factors, Charbonneau was conceived as a resort-style "city within a city," and it has grown into a tight-knit community of 1,627 residences that includes single-family homes, patio homes, one- and two-level townhomes, condominiums, an independent-living retirement center (Spring Ridge), and an assisted-living facility (Spring Ridge Court). Newer construction continues to arrive as well — the Charbonneau Range development is adding approximately 43 new lots, giving buyers the option of a new build within an otherwise established neighborhood. While Charbonneau is not deed-restricted as a 55+ community and welcomes all ages, its resort amenities, low-maintenance lifestyle, and golf-centric culture have made it one of the most popular retirement destinations in the Portland metro area. The centerpiece is a year-round 27-hole executive-length golf course designed by Ted Robinson Sr. in 1975, comprised of three nine-hole loops (Red, Yellow, and Green) wrapping through 115 acres of mature open space. The golf facility includes a pro shop, driving range, practice putting greens, a teaching professional, and an on-course deli called The Turn. Active men's and women's golf clubs (including the popular "Niners" ladies' nine-hole association with its own dance team) run tournaments and social events throughout the year. Beyond golf, the 10,000-square-foot community clubhouse anchors social life with a full-service restaurant and lounge, outdoor summer dining, banquet rooms, a full kitchen, and dedicated card rooms for bridge and other games. Charbonneau's social fabric is unusually dense for a community of its size. Organized groups include the Charbonneau Women's Association, the Men's Club (250+ members focused on golf events), the Garden Club (founded 1956), the Charbonneau Arts Association (which hosts the annual Wilsonville Festival of Arts @ Charbonneau each October), the Sunshine Service volunteer group, the Cypress Auxiliary (supporting the Boys & Girls Aid Society), bridge and card clubs, fitness classes, and many other interest-based clubs and volunteer organizations. On top of that master fee, each home belongs to one of thirteen individual sub-HOAs (the smallest has six condominiums, the largest has 258 townhomes), each with its own dues structure, CC&Rs, pool, and architectural committee — so total monthly assessments vary significantly by neighborhood. The golf course itself is owned separately by shareholders of the Charbonneau Golf Club, and golf membership dues are a separate optional expense. Location-wise, Charbonneau sits just east of I-5 along the Willamette, giving residents a serene, tree-lined riverfront setting while still being only 45 minutes (in typical traffic) from downtown Portland. The one widely acknowledged tradeoff is that Charbonneau lies on the south side of the river with no shopping, gas, or groceries on its own side — residents hop back onto I-5 and take the next exit for Costco, Fred Meyer, Target, and the rest of Wilsonville's retail. The surrounding Willamette Valley wine country, Champoeg State Park, and dozens of other golf courses are all within a short drive.
