Seton Highlands at The Pinehills is a 55+ neighborhood of 125 free-standing condominium homes set on a hillside in the northeastern section of The Pinehills, a celebrated 3,200-acre master-planned community in Plymouth, Massachusetts. The neighborhood sits off Sacrifice Rock Road, east of historic Old Sandwich Road — reputed to be the oldest unpaved road in continuous use in the United States — with streets named Aberdeen, Inverness, Muirfield, Seton Highlands, and Shetland. Developed by Design Housing beginning in 2008 on roughly 60 acres and completed around 2016, the community has continued to see resales and a handful of new builds. Homes are free-standing condominiums designed for low-maintenance, main-level living. Floor plans such as the Dartmouth and Stirling typically offer 2,100-3,400 square feet, 2-3 bedrooms, cathedral and tray ceilings, gas fireplaces, walls of windows, composite decks, and walk-in closets. Because of the elevated ridge setting, sunsets and moonrises over the surrounding pine forest are a daily feature for many homes. Residents have their own private clubhouse exclusive to Seton Highlands, with a resort-style outdoor pool and patio, a fitness room with modern equipment, a billiards and card room, and a multi-purpose room with an indoor fireplace. Beyond the clubhouses, The Pinehills offers a genuinely village-like lifestyle. Pinehills Golf Club features two public championship 18-hole courses, one designed by Rees Jones and one by Nicklaus Design, with a clubhouse restaurant. The Village Green at the heart of the property hosts more than 25 shops and services — an upscale gourmet market, wine shop, bakery, boutiques, a post office, gas station, bank, dry cleaner, and professional services including medical, dental, legal, and financial offices. Dining ranges from the farm-to-table Rye Tavern (a restored 1792 tavern on the property) to Mamma Mia's and The Blueberry Muffin. The French-styled Mirbeau Inn & Spa brings a full-service spa, salon, Monet-inspired gardens, and fine dining into the community. Seasonal events include the Mayflower Brewing Beer Garden, concerts, and holiday programming on the Green. Outdoor life is central. More than 10 miles of paved, lighted walking and biking trails weave through the pines, with rougher hiking trails that reach overlooks of Cape Cod Bay. The 77-acre Great Island Pond is open for kayaking, canoeing, fishing, and swimming. A Laurelwood assisted-living and memory-care neighborhood on the property provides a continuum of care option as residents age. Location is another strength: Route 3 runs along the western edge of the property, putting Cape Cod bridges about 7 miles south and downtown Boston roughly 45 miles north.
