Medley at Southshore Bay is a gated, guard-attended 55+ active adult community developed by Lennar in Wimauma, Florida, tucked into southern Hillsborough County between Tampa and Bradenton along the SR-674 corridor. Construction began in 2017, and at completion the neighborhood will hold approximately 854 homes — about 226 attached villas and 628 single-family homes across four Lennar collections: The Villas (low-maintenance attached homes from roughly 1,396–1,747 sq ft), The Manors (single-family from about 1,646–2,104 sq ft), The Estates (2,216–2,775 sq ft with up to 3-car garages), and The Grand Estates (the largest single-family floor plans). All homes are built under Lennar's Everything's Included® program, designed with aging-in-place features: open-concept floor plans, walk-in showers with built-in benches, covered lanais, and ULTRAFi gigabit internet. Recent home sales have generally ranged from the high $200s for smaller villa resales to the high $500s and low $600s for new Grand Estates. Medley functions as a 55+ sub-association within the larger master-planned Southshore Bay community, which means residents enjoy a double layer of amenities. Villa owners pay a higher monthly HOA than single-family owners because villa fees cover roof replacement and exterior maintenance. Beyond the gates, residents are about 30 minutes south of downtown Tampa, 15 minutes from Apollo Beach and Bahia Beach on the Gulf, and 6 miles from Little Manatee River State Park.
