Heritage Placer Vineyards

Heritage Placer Vineyards is a gated, master-planned 55+ community by Lennar in Roseville, California, with 1,100 single-family homes planned at build-out on a site set in the rolling terrain of western Placer County. Construction began in 2022 and is actively ongoing, with three home collections offered simultaneously: Molise (the entry-level collection starting around $505K, roughly 1,260–1,784 sq ft), Lazio (the mid-tier collection generally in the $600K–$760K range, 1,902–2,423 sq ft), and Emilia (the largest plans, topping out near 2,998 sq ft with four-bedroom options). Every home is single-story and designed around Lennar's Thoughtful Design® details aimed at aging in place — wider doors and hallways, lower appliance placement, extra lighting, walk-in showers with hand-held accessories, and two- or three-car attached garages. Select Emilia plans include Lennar's Next Gen® suite, a private attached studio with its own entrance, kitchenette, bedroom and bathroom — useful for visiting family, a live-in caregiver, or a long-term guest setup. The community is built as a solar and renewable community as standard. Amenities are anchored by two clubhouses. The Forum, already open and in daily use, is a nearly 5,000 sq ft recreation hub with a fitness center (cardio and strength equipment), an aerobics and dance studio, a covered/enclosed swimming pool and spa, and meeting rooms. Social life is still growing as the community fills in, but there is already an active rhythm of weekly classes — yoga, Pilates, spin — plus pickleball, tennis, and bocce leagues. Clubs and committees run the usual active-adult gamut: book clubs, card games, crafts, and more, alongside catered events, wellness speakers, and monthly social gatherings. The HOA runs community-wide communication and the overall amenity program. Location is a major selling point. Roseville sits roughly 20–25 miles northeast of downtown Sacramento in the Sierra Nevada foothills, and Heritage Placer Vineyards is on the newer west side of town in the Placer Vineyards Specific Plan area. Daily shopping is easy — WinCo Foods, Safeway, East West Foods, plus CVS and Walgreens are minutes away, with the massive Westfield Galleria at Roseville, The Fountains lifestyle center, and Foothills Boulevard's restaurant corridor all a short drive. Thunder Valley Casino Resort is the nearest entertainment anchor. Golfers have Timber Creek, Woodcreek, and Sierra Pines courses all nearby, plus the regional wine country of Placer County. Healthcare is solid, with Sutter Roseville Medical Center as the flagship hospital nearby and Mercy San Juan and Vibra within reach. Sacramento International Airport is roughly a 30-minute drive, and Folsom Lake State Recreation Area, Old Sacramento, and the California State Railroad Museum are all within easy day-trip range.
