Four Seasons at Silver Maple is a K. Hovnanian-built 55+ active adult community in Middletown, Delaware, set on a beautifully wooded 200-acre parcel in rural New Castle County just off Route 13 and about a mile from Route 1. The community's most distinctive feature is its land plan: over half of the 200 acres has been preserved as protected woodland and open space, giving residents a nature-rich setting that's unusual for a production-builder active adult community in this region. Century-old silver maple trees line the entrance, and a 1.5-mile walking path winds through the preserved woods and connects the neighborhood via sidewalks on both sides of the streets. K. Hovnanian built 299 energy-efficient single-family ranch-style homes here between roughly 2012 and 2016, and the community is now sold out — all resales. Homes sit on generous lots ranging from .20 to .49 acres and include full basements, two-car garages with carriage-style doors, and concrete driveways. Outside, the clubhouse grounds include an outdoor pool, tiki hut, firepit, tennis courts, bocce ball courts, horseshoe pits, and community gardening plots. Social life is low-key and neighborly rather than resort-scale — expect gardening, horseshoes, tennis, cards, book discussions, and casual get-togethers at the clubhouse rather than the overwhelming activity menu of a mega-community. One of the community's biggest draws is value: the HOA runs roughly $60/month (about $714/year), which is remarkably low for a 55+ community that still covers lawn mowing, mulching, bush trimming and pruning, snow removal on roads and driveways, trash, and full amenity access. Middletown itself sits about 24 miles south of Wilmington and offers substantial shopping, dining, and medical services just minutes away, while Route 1 puts Delaware beaches, Dover, and Philadelphia-area destinations within easy reach. The Chesapeake City Marina is about 10 miles away, and Augustine Beach is a short drive for waterfront recreation.
