Eagle Creek is a 1,400-acre guard-gated master-planned community in southeast Orlando's Lake Nona corridor, organized around an 18-hole, 7,200-yard, par-73 Ron Garl-designed championship course rated 4½ stars by Golf Digest. Developed primarily by Jones Homes USA in the early 2000s, Eagle Creek is now essentially built out — Jones wrapped its model home program in 2024 and the last new-construction homes were delivered in 2025 — and the community has settled into one of Lake Nona's most desirable established gated addresses. The plan mixes single-family estate homes, golf villas, townhomes, and condos across multiple sub-villages, giving Eagle Creek an unusually broad price spectrum: townhomes in the high $400Ks, single-family homes from the $600Ks through the low seven figures, and golf-front estates above $2 million. Floor plans range from 1,100 square feet up to 7,200+ square feet. Builders over the community's life have included Jones Homes USA, Centerline Homes, Standard Pacific (now Cal-Atlantic), Lennar, KB Home, Toll Brothers, and Brentwood Custom Homes, which has produced a wide architectural mix while staying within the community's Mediterranean and modern-coastal styling. Amenities cluster around two clubhouses. The main golf clubhouse hosts the pro shop, a lounge, and a full restaurant, with the championship course winding around lakes and conservation. The separate Family Recreation Clubhouse anchors the resident social scene with a state-of-the-art fitness center, a gathering/event room, a resort-style pool with expansive sundeck, a children's pool, tennis courts, basketball courts, multiple playgrounds, and walking paths. Eagle Creek is one of the few Orlando golf communities with its own onsite elementary school (Eagle Creek Elementary, Orange County Public Schools), making it a strong fit for families and grandparents who want walkable school access. The HOA structure is sub-village specific, ranging from minimal assessments in single-family enclaves through condo and townhome dues that wrap exterior maintenance, water, and amenities into the monthly fee. A typical Lake Nona-area CDD also applies, with non-ad valorem assessments on the property tax bill; budgets and assessments vary by sub-village, and prospective buyers should pull the specific village's documents on any home of interest. Eagle Creek's location is one of its strongest sells. The community sits directly off Narcoossee Road, with the main entrance across from Lake Nona's Laureate Park / Medical City east entry. That puts UCF College of Medicine, Nemours Children's Hospital, Orlando VA Medical Center, and AdventHealth Lake Nona within five minutes; the USTA National Campus, Lake Nona Town Center, Boxi Park, Whole Foods, and Lake Nona's emerging restaurant row are all 5–10 minutes away; and Orlando International Airport is 12–15 minutes northwest via SR-417 and SR-528. Disney World and downtown Orlando sit at roughly 25–35 minutes. Eagle Creek is not deed-restricted as 55+, but its mature build-out, gated security, and country-club-adjacent lifestyle have made it a popular landing spot for active retirees who want golf, weather, and proximity to top-tier medical care without paying ultra-luxury Lake Nona Golf & Country Club money. The vibe is a real mix — young professionals working at Medical City, families with kids in the community elementary school, second-home owners, and a healthy contingent of full-time retirees.
