Sunbridge is a 24,000-acre master-planned community in northeast Osceola and southeast Orange counties, just east of Lake Nona, developed by Tavistock Development Company — the same team behind the Lake Nona master plan. Permitted for up to 30,000 homes across multiple phases with a buildout running through approximately 2055, Sunbridge is designed as a live-work-play ecosystem organized around preserved natural areas, a chain of natural lakes, walkable/golf-cart-friendly village centers, and a mix of for-sale and rental housing types. The first phase includes approximately 4,600 residential units across several neighborhoods, including Del Webb Sunbridge (the gated 55+ Del Webb community anchored by the 27,000-square-foot Hammock Club) and Weslyn Park (an all-ages neighborhood featuring townhomes, villas, and single-family homes on a range of lot sizes). Phase 2, planned across roughly 11,000 additional acres in northeast Osceola County, layers in additional neighborhoods, hotel rooms, office space, and a major retail hub anchored by Marina Village. More than 13,000 acres of the master plan are set aside as conservation land. Marina Village is the master plan's defining feature. Tavistock has filed construction plans to excavate a 47-acre lake that will serve as the community's signature waterfront amenity and the centerpiece of Marina Village's first commercial mixed-use district. When complete, Marina Village will combine bistros, boutiques, workplaces, hotels, and residences along the waterfront, with boating access via the chain of lakes and pedestrian bridges, bike trails, and multi-use paths connecting surrounding neighborhoods — including Del Webb Sunbridge — directly into the district. Residents will be able to golf-cart, bike, or walk to waterfront dining and shopping without leaving the master plan. The location puts Sunbridge roughly 5 minutes from Lake Nona's Medical City (UCF Health, Nemours Children's Hospital, Orlando VA Medical Center, Lake Nona Orlando Health), 25 minutes from Orlando International Airport, 30 minutes from downtown Orlando, and 45–60 minutes from Walt Disney World and Universal Orlando. The Space Coast beaches are about 75 minutes east. Grocery options at Lake Nona — Publix, Costco, Sprouts, Whole Foods — are 10–15 minutes away. Because Sunbridge spans multiple neighborhoods with different builders, age restrictions, and price points, pricing, HOA fees, and neighborhood-level amenities vary substantially by community. Del Webb Sunbridge (55+) and Weslyn Park (all-ages) are the most-established neighborhoods as of 2026, with additional neighborhoods and the Marina Village district continuing to roll out through the late 2020s and beyond. For buyers drawn to the Lake Nona playbook — innovative master planning, preserved natural land, mixed-use village centers, healthcare and tech-corridor adjacency — but wanting more nature, more water, and a longer runway of new-construction options, Sunbridge is one of the most ambitious master-planned communities in Central Florida.
