Reunion Resort is a 2,300-acre master-planned golf and vacation-resort community in Reunion, Florida — about six miles from Walt Disney World's Magic Kingdom gate, in Osceola County's tourism corridor. Developed by the Ginn Company starting in 2001 and rapidly expanded through the mid-2000s, Reunion is best known as the only resort in the world with three signature golf courses designed by Jack Nicklaus, Arnold Palmer, and Tom Watson. The property functions simultaneously as a vacation-rental destination, a second-home community, and a full-time-residence neighborhood for retirees, executives, and international buyers — a hybrid model that's central to its character. The community spans more than fifteen distinct sub-neighborhoods — Eagle Trace (60 townhomes), Terraces, Villas North and South, Spectrum+, Heritage Crossing, Carriage Pointe, Homestead, Centre Court Ridge, the Estates, and others — each with its own architectural identity, HOA structure, and short-term-rental policy. Home types span the full residential spectrum: 1- to 3-bedroom resort villas and condos starting in the $300Ks, townhomes from the mid-$400Ks, single-family homes from the $600Ks through several million dollars, and a small group of estate 'mega-villas' with 14+ bedrooms and event-grade amenities. The 23,000-square-foot Isolé Villa sold for $14.24 million in 2025 — one of the largest single-family sales in Osceola County history. New construction continues across multiple phases: Encore at Reunion (curated resort residences, vacation-rental friendly), Reunion Village (Lennar acquired the final 50-lot phase in late 2024), and several smaller infill builders. The lifestyle centerpiece is the Reunion Club. Membership requires a $15,000 initiation plus monthly dues — Gold tier at roughly $420/month or Platinum at roughly $660/month — and unlocks unlimited play across the three signature courses (Nicklaus Tradition, Palmer Legacy, Watson Independence), a 5-acre water park with a 1,000-foot lazy river, the tennis and pickleball center on clay courts, twelve community pools spread across sub-neighborhoods, a state-of-the-art fitness center with classes (yoga, tai chi, dance, personal training), an indoor pool and spa at the Cove at Seven Eagles, multiple restaurants and bars, an equestrian center, and preferred pricing on resort F&B. The on-site Reunion Resort hotel and a network of vacation-rental homes mean the community always has a resort-style energy, with hotel guests, day-trippers, and vacationers blending with full-time residents. Reunion is governed by two Community Development Districts (Reunion East and Reunion West), which fund roads, gates, streetlights, landscape, irrigation, the equestrian center, recreation centers, and stormwater. CDD assessments are non-ad valorem and appear on the property tax bill in two parts — annual O&M plus capital repayment on the original infrastructure bonds. Sub-neighborhood HOAs sit on top, ranging roughly from $395/month for entry condos to $920/month for the most amenity-rich villa associations. Reunion is not age-restricted, and the resident mix reflects that: roughly 40% vacation-rental investors, 35% second-home and snowbird owners, 20% full-time retirees, and 5% primary-residence owner-builders. International buyers — particularly from the UK, Brazil, and Canada — are heavily represented, and the community has long served as a soft-landing pad for retirees who want close-to-Disney convenience for visiting grandkids alongside serious golf and resort amenities. The Stay-and-Play package program is a meaningful entry point: prospective buyers can book a villa stay paired with three or four rounds of golf, breakfast credits, and water-park access, effectively test-driving the community before committing. Geographically, Reunion is a Disney-corridor convenience play. Magic Kingdom is six miles north, ChampionsGate is eight miles south, MCO airport is 20 miles east (~30 minutes via I-4 and SR-429), Universal is about 25 minutes north, and downtown Orlando is 35 minutes northeast. Multiple Publix locations, AdventHealth Celebration, and large grocery and big-box clusters at ChampionsGate are all within 10–15 minutes.
