ChampionsGate is a large master-planned golf and resort community straddling the Osceola/Polk county line in Davenport, Florida, cradled between I-4 and US-27 with Walt Disney World just a 15-minute drive north. Built around the Omni Orlando Resort, the community is anchored by 36 holes of Greg Norman-designed championship golf — the National and International courses — plus a lighted par-3 course and the world headquarters of the David Leadbetter Golf Academy. The community is composed of several distinct neighborhoods, each with its own gate and HOA: BellaTrae (the Del Webb-built section historically marketed as 55+ active adult), The Retreat, Country Club, Country Club West, The Estates, Tuscana, The Champions Club, and Fountains, among others. BellaTrae unfolds across 130 scenic acres of Tuscan-inspired architecture and was built by Del Webb/Pulte beginning in the early 2000s. It contains four subdivisions — Ventura (mid-rise condos, 1,112–1,447 sq ft), Promenade (stacked-flat condos with 2 bedrooms plus den), Veranda (two-story townhomes around 2,000+ sq ft), and Mandalay (townhome-style condos up to 2,369 sq ft). At the heart of BellaTrae is the 12,500-square-foot Bellavita Clubhouse, with a zero-entry resort-style heated pool and spa, state-of-the-art fitness center, fitness studio, billiards room, media room, tennis courts, bocce ball courts, a putting green, and a full-time Lifestyle Director coordinating activities, classes, day trips, and excursions. While BellaTrae began as an age-targeted active adult community, it is now operated as all-ages, so residents looking strictly for a deed-restricted 55+ environment should verify current status. The broader ChampionsGate community adds the Oasis Club — a 16,000+ square-foot amenity center with a 1,023-foot lazy river, two-story water slide, splash zone, poolside tiki bar, fitness center, aerobics studio, movie theater, arcade, sand volleyball, six clay tennis courts, and the Grille Room restaurant and bar. The Retreat section adds its own clubhouse, dog park, and additional resort amenities. Every neighborhood sits behind the main guarded gate plus its own sub-community gate, and most HOAs include lawn care, exterior maintenance, Spectrum cable/internet, and roaming security patrol. Daily life at ChampionsGate blends resort-style leisure with suburban convenience. Just outside the gates on ChampionsGate Blvd. residents find a Publix, pharmacies, banks, and a cluster of restaurants and bars — most accessible by golf cart. The Omni Orlando Resort offers BellaTrae owners a 10% discount at its on-property restaurants including David's Club, Trevi's, and Zen. Beyond the gates, residents are minutes from Celebration, 15 minutes from Disney, 25 minutes from downtown Orlando, and within easy reach of Universal, SeaWorld, and the Kennedy Space Center. The community's mix of primary residents, snowbirds, and vacation-home owners gives ChampionsGate a lively, internationally flavored feel year-round.
