The Villas at Five Ponds is an elegant 55+ active adult community in Warminster, Pennsylvania, tucked into historic Bucks County about 20 miles north of Philadelphia. Developed by McGrath Homes (also known as McGrath Builders) and built between 2008 and 2012, the community features 280 ranch-style carriage homes arranged in 70 quad-configured buildings — an unusual layout that gives every single home a corner exposure with abundant natural light. Of the 280 homes, 244 surround the community clubhouse and 36 sit directly adjacent to the Five Ponds Golf Course, an 18-hole public course that welcomes residents and offers four sets of tees for players of every skill level. Homes come in four floor plans ranging from roughly 1,800 to 2,400 square feet, with two or three bedrooms, two to 2.5 bathrooms, first-floor primary suites designed for single-level living, and oversized two-car garages. Designer interiors typically include vaulted or volume ceilings, state-of-the-art kitchens with 42-inch cabinets and custom moldings, spacious master suites with circle-top windows, and whirlpool tubs.
