Del Webb Lake Providence is the largest and most established 55+ active adult community in the Nashville metro area, a gated resort-style neighborhood in Mount Juliet, Tennessee, roughly 17 miles east of downtown Nashville and 12 miles from Nashville International Airport. Built by Del Webb (a PulteGroup brand) in phases between 2006 and 2015, the community is fully built out with 1,029 homes arranged around a scenic 15-acre stocked lake and a 24,000-square-foot clubhouse known as The Club. Homes are organized into four collections — the Villas (attached single-family villas from ~1,205 to 1,383 sq ft), the Franklin Series (detached single-family, 1,244–1,417 sq ft), the Hermitage Series (detached single-family, 1,564–1,889 sq ft), and the Centennial Series, which includes the largest floor plans (up to ~4,000+ sq ft, some with full basements and two-story layouts). In total there are roughly 13 floor plans, most designed for single-level living with two-car garages, open concepts, and low-maintenance exteriors. Villa owners pay a higher HOA that additionally covers exterior maintenance, roof replacement, exterior painting, gutter and downspout replacement, termite coverage, and structural insurance; single-family detached owners pay the base HOA covering gate, lawn, common areas, trash, and amenity access. The $15 million amenity center is the heart of community life. The Club houses an indoor pool, state-of-the-art fitness center, aerobics and dance studio, indoor walking track, grand ballroom, library, billiards and card rooms, hobby and game rooms, arts and crafts studio, and multipurpose meeting spaces. Outside, residents enjoy an outdoor pool, outdoor amphitheater and event lawn for concerts under the stars, five miles of walking and biking trails, tennis courts, pickleball courts, bocce ball courts, a basketball court, a children's playground for visiting grandkids, and lake access with a canoe and kayak launch for fishing or paddling on the stocked 15-acre lake. Social life is exceptionally active. A full-time Lifestyle Director plans a constant calendar of events, day trips, holiday parties, and charitable initiatives, and residents run more than 80 organized clubs covering nearly every interest — book club, ballroom dancing, cooking, fishing, gardening, singles club, travel, photography, genealogy, Bible study, investment groups, billiards, bingo, backgammon, basket weaving, biking, bocce, water aerobics, yoga, Pilates, line dancing, Tai Chi, and a walker's club, among many others. The community publishes a monthly magazine, Around the Lake, keeping residents up to date on programming. The location is a major draw. Providence Marketplace — one of the largest open-air shopping centers between Nashville and Knoxville — sits less than five minutes from the gate, with Publix, Target, restaurants, banks, a movie theater, and medical offices. Interstate 40 is minutes away, putting downtown Nashville, Vanderbilt University Medical Center, Saint Thomas Hospital, the Grand Ole Opry, and the Country Music Hall of Fame within a 25-minute drive. Tennessee's no state income tax on earned wages and below-average cost of living make the area particularly attractive to retirees relocating from higher-tax northern states. Del Webb Lake Providence is managed by FirstService Residential and is fully resale-only — all new construction was completed in 2015.
