Del Webb Southern Springs is a 309-acre, 802-home active adult community in Spring Hill, Tennessee, about 30 miles south of downtown Nashville. Developed by PulteGroup's Del Webb brand, construction began in 2017 and the community is now fully built out and sold out — all transactions come through resale. It's the second Del Webb community in Tennessee and has quickly become one of the most sought-after 55+ destinations in Middle Tennessee. The social heart of the community is The Lodge, a 19,000-square-foot clubhouse designed as a resort-style gathering place. Inside, residents find a fitness center, indoor pool, grand ballroom, card and game rooms, a kitchen, conference room, men's and women's locker rooms, and a lending library. Outside, the amenity complex includes a resort-style outdoor pool and patio, a gas fire pit, a pavilion with gas grills and patio tables, 8 pickleball courts, 4 lighted tennis courts, a dog park, a tot lot for visiting grandchildren, and walking trails with park benches scattered throughout the community. A full-time lifestyle director coordinates a packed monthly calendar with 70+ clubs and special interest groups. The roster spans aerobics, aqua fitness, ballroom dancing, basketball, biking, bridge, bunco, book clubs, a photography group, painting, quilting, a community choir and band, a solo club, a veterans club, Bible study, coffee club, Arrington Vineyards outings, and a steady stream of presentations, concerts, and seasonal socials. Residents often describe the lifestyle as "vacationing at a very active resort." Homes are single-family, primarily ranch-style one-level designs with open floor plans ranging from roughly 1,263 to 3,652 square feet across four home series: Passport (the smallest, starting around 1,263 sq ft with 2-3 bedrooms), Expedition, Estates, and Pinnacle (the largest executive plans). Nine floor plans in total, with options for 2-4 bedrooms, 2 to 4.5 baths, 2-car garages, and golf-cart garages on many plans. Popular models include the Taft, Martin Ray, Abbeyville, Dunwoody Way, Steel Creek, and Tangerly Oak. Lots are thoughtfully landscaped and lawn care is HOA-covered, reinforcing the low-maintenance draw. Based on the past 12 months of sales, homes have sold between roughly $450,000 and $986,000, with a median of $650,000 and an average of about $682,000. Prices appreciated about 5% year-over-year in 2025. HOA dues run $274-$334 per month and cover lawn maintenance, common grounds, amenity access, and the lifestyle program; water and sewer are billed separately by the municipality. The community sits in both Maury and Williamson County tax jurisdictions depending on the phase, and Tennessee's lack of state income tax is a frequently cited reason buyers choose the area. Location is one of Southern Springs' biggest selling points. The community sits just off Kedron Road with quick access to Saturn Parkway (TN-396) and I-65. Historic downtown Franklin is about 15 minutes north with its upscale shopping and dining; downtown Nashville is roughly 30-35 minutes up I-65; and Nashville International Airport is about 35 minutes away. Everyday errands — grocery stores, pharmacies, restaurants, a TriStar ER, banks, and the Spring Hill post office — are all within a 5-minute drive. Golf carts are permitted within the community and on qualifying public roads, and many homes include dedicated golf-cart garages.
