The Elms of Charleston is a gated 55+ community tucked into 200 wooded, Lowcountry acres on the site of the former Elms Plantation in North Charleston, South Carolina. Construction began in 1987 under Summerville Homes, with Ryland Homes taking over and building out the community to its final 325 residences by 2016. The result is a fully built-out, established neighborhood with mature landscaping, quiet cul-de-sac streets designed to keep through traffic down, and a tight-knit, intentionally social atmosphere. Every home is single-level with a first-floor master, ranging from roughly 832 square feet on the small end up to around 2,200 square feet, with attached one- or two-car garages. Housing stock includes detached single-family homes, attached garden homes/townhomes, and a handful of condos, giving buyers real flexibility on size, price, and maintenance level. Many homes back to ponds, woods, or the community's stocked fishing lake, and wetlands and mature trees are a recurring feature throughout the neighborhood. Because construction spanned nearly 30 years, buyers will find a mix of original 1980s and 1990s layouts alongside updated and renovated homes with granite, stainless, and modern flooring. The social heart of the community is the roughly 8,000-square-foot renovated clubhouse, which houses a grand ballroom with catering kitchen (rentable by residents for private events), a fitness room, card and game rooms, a billiards room, a library, and a lounge. Outside are an outdoor pool, tennis courts, pickleball courts, bocce, shuffleboard, croquet, walking trails through the woods, and the private stocked lake for fishing. A full-time activities director is on staff and runs a packed calendar — art and acrylic classes, afternoon fitness, bingo, birding, book club, billiards leagues, boat tours, BBQ tailgates, an annual craft show, holiday parties, and regular day trips into downtown Charleston and beyond. A community bus shuttles residents to scheduled events and even grocery trips, which makes the community particularly appealing for buyers thinking ahead about aging-in-place. The HOA runs around $230 a month and covers lawn and landscape maintenance, pest control, common grounds and amenities, escrow reserves, exterior power washing, and management — with optional add-on services available for exterior paint, roof reserves, and building insurance. Location is a major selling point: the community sits directly across from Trident Regional Medical Center, next door to Charleston Southern University, roughly one mile from I-26 at Exit 205, about 20 minutes from historic downtown Charleston, and around 30 minutes from area beaches. Wannamaker County Park is essentially next door, and the Charleston International Airport is a short drive south.
