Four Seasons at The Lakes of Cane Bay is a gated 55+ active adult community in Summerville, South Carolina, developed by K. Hovnanian within the larger Cane Bay Plantation master-planned community. Construction began in 2016 and the community is planned for approximately 800 homes at buildout, making it the only age-restricted 55+ neighborhood inside Cane Bay Plantation. The defining feature is the 300-acre spring-fed lake system threaded with an 8-mile navigable blueway — residents can launch kayaks, paddleboards, and electric motor boats straight from the community's boat ramp, fish along the shoreline, or simply watch waterfowl from a lakefront porch. Many homesites back directly to the water, and newer phases are being built closer to the main lake. The social heart of the community is a 24,000 to 25,000 square foot lakeside clubhouse packed with resort-grade amenities. Inside you'll find a saline indoor lap pool, a state-of-the-art fitness center and aerobics studio, a grand ballroom with a built-in stage for community events, a demonstration kitchen for cooking classes and culinary clubs, billiards and card rooms, and an arts and crafts room. Outside, two zero-entry saline pools (one resort-style for adults and one for visiting grandchildren), an outdoor kitchen with a pizza oven and fireplace, and an outdoor amphitheater host concerts, movies, and gatherings. Sports amenities include lighted tennis, pickleball, and bocce ball courts, plus a dedicated dog park and RV/boat storage. Miles of walking and biking trails wind through the community, and the entire neighborhood is golf-cart friendly with connections to shopping and dining at the nearby Market at Cane Bay. Homes are all single-family with main-level living, offered in roughly 14 floor plans ranging from about 1,320 to 2,750+ square feet (with some larger loft models reaching 3,500+ sq ft). Plans cover 2–4 bedrooms and 2–3.5 baths, with designer-curated interior packages (Loft, Farmhouse, Classic, and Elements looks). Standard features include open layouts, island kitchens, spacious owner's suites, oversized closets, recessed entryways, and covered patios; higher-end plans offer loft/upstairs guest suites, sunrooms, and lakefront lots. A full-time on-site lifestyle director runs a busy calendar of more than 50 clubs and activities — everything from bridge, book clubs, and billiards to cardio drumming, Zumba, yoga, barre, beading, biking, and boating groups. The community is gated with a 24-hour manned entrance, and HOA dues cover common-area maintenance and landscaping, contributing to a true low-maintenance lifestyle. Surrounding Cane Bay Plantation adds a Publix-anchored shopping center, restaurants, a YMCA, churches, medical offices, and a trail system connecting neighboring villages. Downtown Summerville is about 11 miles away, downtown Charleston is roughly 25–30 miles (35 minutes), and Charleston International Airport is about 30 minutes via I-26. Area beaches at Folly, Isle of Palms, Sullivan's Island, and Kiawah are all accessible for day trips.
