Established in 1981, the community has stayed debt-free and is run by the residents themselves through the Sunshine Estates Property Owners (SEPO) association, which gives it a distinctly grassroots, neighbor-powered feel you don't find in developer-run communities. The neighborhood is home to roughly 304 residences on a mix of lot types, with housing that reflects decades of organic growth: brick custom homes, stick-built homes, manufactured homes, and park models, generally ranging from around 560 to 1,950 square feet. Most homes were built between 1980 and 2019, and today the community is fully developed and resale-only. Homes range widely in price and condition — from modest park models in the low $100s to updated brick homes on the fairway in the mid-to-upper $200s — with many updated properties featuring solar panels, newer roofs, mini-split HVAC systems, and screened Texas-room porches. At the center of community life sits a par-3, 9-hole golf course owned and maintained by the Estates themselves.
