Campanas at Cibolo Canyons is a luxury gated resort-style neighborhood tucked inside the 2,100-acre Cibolo Canyons master-planned community in Far North Central San Antonio. While the neighborhood is heavily marketed to active adults and retirees and attracts a predominantly 55+ demographic, it is technically open to all ages — making it a lifestyle-driven retirement community rather than a deed-restricted one. The Spanish/Mediterranean-inspired architecture, lush native landscaping, and lock-and-leave garden home layout give Campanas a distinctly different feel from typical Texas subdivisions. Upon build-out the neighborhood will total approximately 300 single-story garden homes ranging from about 1,930 to 3,619 square feet, with most floor plans offering 2–4 bedrooms, 2–4 baths, and 2–3 car garages. Homes were first built in 2008 by Sitterle Homes, with Monticello Homes and David Weekley Homes contributing as well. David Weekley's Campanas offering is now sold out, while Sitterle's newest enclave within Campanas — El Sonido — continues to deliver new luxury garden homes with Italian-influenced architecture, ten single-story floor plans from 2,130–2,960 sq ft, and options for casitas, loggias, or private courtyards. The social heart of the community is the private ~10,000 sq ft Campanas clubhouse, exclusive to residents. It houses a fitness center, demonstration/catering kitchen, media lounge and bar, ballroom, library, card and billiards game room, and a grand ballroom suitable for community-wide events. Outdoors, residents enjoy a resort-style swimming pool with waterfall, fire pit, poolside gazebo, outdoor kitchen, 3 pickleball courts, a tennis court, and walking/biking trails winding through live oaks. A full-time activities director coordinates programming including holiday bazaars, a 4th of July party, Memorial Day BBQ, fall celebration, cooking classes, National Night Out, Neighbors Night Out, water aerobics, yoga, card games, and billiards tournaments. Beyond their exclusive clubhouse, Campanas homeowners also have access to the broader Cibolo Canyons amenity centers — including additional junior-Olympic pools, a lazy river, splash pad, two more fitness centers, soccer fields, and 207 acres of nature preserve with miles of trails. The Amorosa Amenity Center, recently opened, is the third major amenity hub within the master plan. Cibolo Canyons sits directly adjacent to the JW Marriott San Antonio Hill Country Resort & Spa, home to a 9-acre water park, world-class dining, a spa, and the two PGA Tour TPC San Antonio courses — the AT&T Oaks (Greg Norman/Sergio Garcia design) and AT&T Canyons (Pete Dye/Bruce Lietzke design). Residents are effectively steps from a championship golf and resort experience that hosts the PGA Tour's Valero Texas Open. The HOA fee of $545/month covers lawn and landscape maintenance, home security monitoring, gated entry, and access to both the Campanas clubhouse and the Cibolo Canyons master amenity centers — true turnkey, lock-and-leave living. The 78261 zip code location is served by Judson ISD (Rolling Meadows Elementary, Kitty Hawk Middle, Veterans Memorial High), with portions in North East ISD. Residents are about 10–15 minutes from The Village at Stone Oak, 15–20 minutes from The Shops at La Cantera, roughly 30 minutes from downtown San Antonio and the River Walk, and 30 minutes from San Antonio International Airport. Stone Oak's rapidly growing medical corridor is just minutes away.
